1. TItc proposed area and volumes Of the detention facilities are somewhat different than
the approved design. We Performed quick calculations for these sys ms based on the
dimensions of the approved and cuzrendy proposed drywella. Overall the total
volume of durage for the Bete ion facilities is approximately 800 cubic feet srnaMr.
NQ irrfaramation for the flood storage facility 1, 2, 3 & 4A was provided. This axes is
.not listed as revlise& WO also calQuIaW the storage for flood storage facility 4B,
which is approximately 2DO cubic feet smaller. We rccommnend, to avoid the need for
furthim analysis, thm the areas and volumes be equal or greater than the approved
design. providing stage storage tables consistent with the appwvcd design would
expedite ruvic ►r.

The proposed project is located adjacent (o and west of Turnpike Street approximately
1,000 feet north ofthe TurnpikeStreet/WillowStreet/Mill Road intersection,. The
proposed project is a commercial/retail huilding with a fibot print area,of 614,2,45 s , l'1.
j sited on upppro inn°uatel 9,259 sip. ft„ of land, The lopuw raphy of the site is relatively
level; Qu nsis, tinug of existing buildings and a subdivision roadway.. ppro innnately three-
quarters arters of the site is graded toward," the existing, suabdiwFisio n roadway. The remaining
area is graded with a gentle slope from a high point in the northwest eorncr to the low
paint in the northeast co»er adjaccait to an existing catch basin located on Turnpike,
Stree, The site pyv-,candy includes greenhouses and ether baildings, The remajiider of
the lot consists of crarnpacted soil, stockpile mataial, grass and light vegetati(in. The,
frontage area adjacent to Turnpike Street is located within the FEMA Zone A 11ood plain.
e offer the following coirnnents;
1. It is our understanding that Sections 9,3 5. e) iv, xix, xx, xxH sand xxiii, are typically
reviewed by Town Staff.
2. It is our understanding that an ENF has been Bled for the site.
3. Section 8.1.)1 4, Ground mounted signs for Nindicapped parking spaces should he
shown on dhe plans.
4, Section 8, S, e. i. North Arrows me missing on sheds 5 through S.
5. Section 8, 5.}e.}iv, A 20' utility easeinesit is shown on sheet two of the plan. The
rights associated with this casement and how this easement impacts the develrrtent
should be addressed. The existing sewer nwhole located in the Ality easement
should lave invert data. Existing and pyoposed utility crossings sho0d he checked to
avoid conllicts.
. The "Table of Zoning egulatious" is inoornplcte and incon6istrnt. It appears that
} this silt! fronts on two streets acid therefore does not have a i-ear yard. The required
number of'parking spaces based u1x>n Section 8.1)2. is not in compliance with the
required number of spaces listed in the srxsning table. The •r.oning, table should include
inf'oiTnatiuia on the size of any proposed signs as required by Section S.3 5.)c.)vh
These disci t pancl es should be addreSSCd.
7. Section 8,3)5. e.)viii. The overall height ;ml gross floor areas of the exiNting
structmts his no been shown on the plaits.
8. section I . S. e. ix. Building elevations were nrA provided in this package. The
Plannin- Board may want to review the prop)scce appearance of the bL iIding from
Turnpike Street,
9. Section 8,3) .)e,)xii. The location, height and materials of Emy signs should be shown
on the plaits.
t(1. Section 8.3 5.}e.}xvi A fence should Ue shown adjacent to the i)ttfWe compactor
and/or cantainers.
11. Additional inlorrnation should be prewided to illustrate sulficien€ turning radius for a
tractor trailer entering the loading dock areas enteriixg fto n Willow,Street.
12.. The proposed grease trap appears to be within the area to he dedicated for
coinpensatory volume Cor 100 year flood plain I1lling.
13. 'I'lie: maxitnuin.distance between weep h(Acs should be noted on retaining wall detail.
It is une I car where the note speci J`yi in the distance between j o hits is located.
114. A sidiewal k hand ic apped rarnp detail, sho al d be i ncluded in the: plan s.,
151. It is unclear if the site, lighting schedule applies, to this project. 'rhe schedule on Sheet
3 contains a number of columns whioh are crossed out.
16, The proposed, stabilized construotion en(ranee should be longer to wofk ef,] cfively.
17. The relaining, wall camot be constructed as,designed without an easement on both
properties east of the site.
I& Die grading is, incomplete along that ^esterly side of the site.
19,w The grading plan is, difficult to follow withsorne areas having one,(1) fbot cu,ntours
and other areas having two 1(2,), lbot oontours.
M The Utility plan should include drainag layout and cable utility conduit layout.
2L The detail sheets, have a detail of a swale. THs unclear where this structure will be
