e: Crossroads Office Building
Dear Bill:
This Fs a folio up to our conversation of today. `Fhe site plan application for our
office building at the C;romoads proposal Vrofessional office space. At that tithe we were
negotiating a leant with the Laser Fyc Center for this space. This information was shored
with the Planning Board and somehow was carried through on their decision which calls
for this office bixiIding to lie a medical office. I pointed this out to I athlecn Cowell and
she said there would be no problem if a riGn-nitdical office went invo this space e.g. legal,
insurance, real estatc. Because I am now negotiating lease terms with a mortgage company
I avant to be sure I will be allowed to use this office bin ilding for non-medical profession a]
offices. If this is going to be a problem, please let nee know. I understand that you wili
discuss this with the Planning Board on Thursday. If I don't Bear from you on F[iday
April 30th, it is agreed that there is no ob-ection to the use of this building for professional
offices.
Thank you for your time and attention u) this matter.

t believe Mr. Peter Shaheen hay applied to the Zoning Board for a modif'icatiorr to the decision
rendered on the Crossroads shopping center; and that you will be conducting the pub]ia hcar439
on November 18"`- As you may know, W. Shaheen is also before the Plan'>Im Board to review
the addition of a smali medical building located athe rear cf'thrf site in an area currctxtfy
designated for paring.
As we discussed at the" electman's Vision" meeting in July, the issue of the gate onto ClYestnUt
Street is orie that really ought to be addressed, and, perhaps, this is the best opportunity to do so-
Specifically, we believe that the gate should be operrdudng normal business hours l'c-W the
shopping center, n rtnally 9 00am to 9-0[gm. The con crn.is that we've created a hazardous
situation for traf'c-exiting the, shopping center and trying to utilize ClostilLlt I return to iocal
neighborhoods- when tht gate is closed, traffic gust exit left onto Rt. 114 against oncorriY
traffic, then immediately cross the olncorning ti a second tithe W turn left oz1to CEe nut.
Chief'Staajjey ;up ports having the gate open as stated in his letter (attached). Als{1, Nir, Paul
Hajeo a traffic cansultant frequently ,utilized by Planning to advise us on traffic safety matters
recognises the benefits of the open gate in a review he did for us, specifically for this issue. At
their Octobcr 21, 1997 tnecting, the,Planning Board voted ii naii mously tC] request dic ZBA to
modify their decision For the Crossroads to allow tlic gate to be open cludng normal business
hours.
Bill, I hope your Board will seriously consider this request, as I believe we've al lOwcd a oaf et
issue to go unaddresed for too long,
If you have any questions, please let mt, or Kathleen Colwell kDo . Un€or€unatefy, we will be

Dear Ms . Colwell :
Hajec AssaciatesF Inc , has conducted further review regarding the
impacts of the use of the Hillside- Road driveway at Crassroad
Plaza . Based on this review, nbe following posit qts have
been identified for site access wit this driveway alow:
reduced traffic on Route 114 ;
reduced traffic at Route M/CrQssroadn Plaza North Drive and
Route 114/Crossroads Plaza South Drive intensecUions ;
reduced c6iflicts and accident potentiai aL the aforementioned
driveway intErsecrions KU Route U4 ,
improved operations (IevaL of service) at these drivewuy
innersections; and
reduced turning movements at Route !L4/Hillside Road .
These positive impacus are significant and should be given
appropriate consideration in determining the fntuve status Of He
Hillside Road driveway.
As outlined in previous corroppondence, there are also pooitiv:
impacm associated wick clo8uvs of the driVeway. Specificlily, -
i
closure would likely result in reduced oraEfic along Hill8ide Road .
Thus , a decision on the futurc status cd the Hillside Road driveway
should basically be a choice among local off ice.iaLs and residents as

Dtar Mr. Rosati,
I have preliminarily 1•evie ed the proposed site plan for We ical Offices at crossroads dated May

Confirm rear and side setbacks with the Building Inspector,
New drainage calculations must be submitted for the relocated detention pond. Information
regarding the SWFI-fl water rrtanagement during construction will also need to he submitted.
New traffic study must be submitted,
• The parking space size requirernem may change to ' x 18' at next week's town meet]13g.
This may help to reduce the amount of pavement required on site.
• The project will require site plan review approval from the Ylaiining Roard

Re,: Proposed Site Plan -Medical Office at Crossroads
Dear Mr, Rosati,
I have preliminarily reviewed the proposed site plan for Medical Offices at crossroads dated May
1, 1997 and have the following comments:
* Confirm rear and side setbacks with the,Building IlrspecWT.
Thew drainage calculations roust be submitted for the relocated detention pond- Information
regarding the storm water management during construction will also iced to be submitted.
* New traffic study must be submitted.
* The parking space size requirement may change to ' x 18' at next week's town ineehng.
This may help to reduce the ainount of pavement required on site.
• The project will require site plan review approval from the Planning Board-
Ifyou have any other questions or concerns please do not hesitate to call me at 688- 535.
Very truly yours,
