The existing building portion of the WOK property on Salem Turnpike consists of 3.227 acres of land . Of this acreage, this area is covered by a roofed building area of 0.1.2 acres, a paved area of 0.57 and relatively natural area of 1.. 537 acres. The proposed construction of this building and W required parking will change that to roofed building area of 0.28 acres a paved area of. 1.02 acres and a cori{xination of landscape grar:sed, acid retention areas of 0.927. Using the rational formula and a 100 year rainfall of 1.85 inches in one hour, we would anticipate that the existing conditions would produce a runoff of; - Ai0 l = 0.12 X 1.85 % 1 W 0.22 Us 2 = 0.57 X 1.85 X 0.9 = 0.95 Us 3 Q m 1.537 X 1.85 x 0.5 = 1.42 Existing run-oft' 2.59 e s The proposed construction would increase the runoff to the wetland area as follows; Q2 = Az C 1 Q = 0.28 X 1.85 X 1.0 D.52 Ns = 1 .02 X 1.85 X 0.9 = 1.70 Ks 3 Q2" 0.927 X 1.95 X 0.6 = 1.03 cfs Total Proposed Run—Gff. = 3.2.5 cfs This represents a 25 increase but is still of minimal effect on the total wetlands area. This was based on full 8eveloptuent and a ICO year 1 hoar rainfall of 1.85 inches. I also reported that we planned to fill in 2,140 square feet of wetlands. I have computed the volume of earth that will be required to Bill this 1n between elevations 233.5 and 234.75 feet as 1,070 cubic feet. I have also computed the amount of earth that will be removed to provide the 3.100 square feet of new retention. tletwee3I elevations 233.0 and 234-75 feet 7,300 cubic feet will be removed. This will give a net increase of storage on the southwest side- of the Salem Turnpike of 5,230 cubic feet. During the peak one hour rainfall during a 100 year storm, 0.66 cubic feet per second x 60 seconds x 60 minutes equals 2,376 cubic feet to be added to the wetlands on the southwest side of Route 114. It is anticipate4 that the center will have 20 employees and these employees will use 14 of the 73 available spaces full time., At any given hour, with the exception of the bank teller window traffic, the maximum number of trips would be: Specialty Stores, 16 cars Restaurants 50 cars Bank, 7 cars in and out trips per hour 73 cars The number 73 would appear to be in conflict, but in fact, the average stay of the 23 cars will be approximately 15 minutes and the lot will, therefore, be able to accommodate the 14 employee cars parked full time. 73 trips in and out of the site will most certainly not oveTload Andover Street or Willow Street and it must be remenbered that a gpud portion of this trip, generation (approximately one third) will come from auto traffic already on Andover Street, making specific stops for the bank, shops, or restaurant.
