The proposed Car Wash consists ofthe construction of 6 bay, 5,326 square foot facility
at 740 Turnpike Street, in the Village C:onunemial District. TN,- builring w i I I be
constructed of concrete, (heated), slabs, masonry walls and a wood flamed,
architectarally shingled roof. The building is located on a 1. -acre parcel on Route 114,
directly across From Stop and Shop.
The design of the building is in keephig with the architectural nature of the area. Included
in the d sign are features like a copula, dorme-rs and a pitched root: The const rue(ion or
the, walls in masonry is required because of the dampness created by the business. Also
hicltided in the design of the building are an off-tce, mechanical room and art electrical
roam. The attic space is acccssiblc with a itairway, The sits also inclu&s other
equipment such as vacuums, cash changers and dispensers for cleaning product .
Thc site is serviced by municipal water and sewer as well as el€Ode, gas and tcleplione.
The entrance to the site is ol'f route 114 directly across fro Stop and Shop. The site is
designed to allow for the maximum aimoLLnt of eueing on the site. The Police Chief has
reviewed the rate ing plan and detcnntned that the project will have " no impact on
Tumpike Street", (enclosed).
The Building C,oinnaissioner has determined tMt the Car Wash J46Iity is allowed in a
Village Commercial district, (enclosed), au d that the plan Inects all the requ ire rnen s for
lot area, setbacks, frontage, contiguous building area, building height, building coverage
and parking. Also that it is an allowed usc, not hi the watershed and not in a historic
district, (see enclosed).
The proposed equipment supplier has supplied a letter, (scc enclosed), that outlines that
this facility will use en vironments Ily friendly water-soluble hydraulic oil acid all the
chemicals used in the wash process arc biodegradable. Tht- engineer for the project has
submitted a letter outlining the contigumu.,; building area, which is 72,478 square feet. The
minim um requircd contiguous building area is 67,500 square feet, (sec enclosed).
Epsilon associates has determined the plantings that will be used for add itionaI screening
along the entrance off route, 114, (see enclo d) these have been iTlewparated into the site
plan.

l have spoken with the engineers at Peco and after serious consideration they all
concur that in the unlikely event of flooding the equipment would not be damaged
providing that the water level did not reach over ". Any water level over this will
damage the some of the electric motors.
To elirnirnate any potential hazards associated with trad€tronal petroleslrn based
hydraulic oils, we will be using environmentally friendlywater-soluble hydraulic oil in
the systoms hydraulics. All of the chemicals used fn the wash process are
hiedegradable and are stared in sealed plastic 55-gallon drums, It would take a
considerable flood to se NousIy disfupt your wash.

140 square Feet (2 x 70' +!-) that can he planted along the western retaining wall and

Sheet 3 of 9).
