DrAinage Area Site Plan W Proposed Conditions Introduction The existing site is located at 525 Salem Turnpike, North Andover, Massachusetts and is parcel No. 63 and No. 12 according to the assessors map. The site is approximately 2.7 acres in size and is developed with a church and school with a parking lot for approximately 126 vehicles. The soils are Ridgebury series, Ridgebury fine sandy loam, Whitman series, Whitman loam, and Woodbridge series, Woodbridge fine sandy loam. The hydrologic soil groups for these sails is hydrologic soil group C for the Ridgebury and Woodbridge series and hydrologic soil group D for the Whitman series. The site drains from Route 114 (Salem Turnpike) towards a drainage s ale along Route 125 to a box culvert which rums under Route 125. The hydrologic analysis performed used this box culvert as the design point for estimating peak rags of runoff for existing conditions and post development conditions. The proposed project consists of a new building with a footprint of 19,500 square feet, an existing church with a footprint of 3,400 square feet and parking for 105 vehicles. The proposed drainage system consists of catch basins and drain manholes located within the proposed parldng areas. hydrologic analysis was performed for a 2 year, 10 year and 100 year storm. The results of the analysis conclude that the pear rates of runoff from the proposed develop,nmt: will not be increased from existing conditions. The proposed development will result in approximately 2,000 square feet of additional impervious area. However, existing impervious areas that are to lie rernoved are in a hydrologic soil group that drains better and as a result the total net effect is zero increase in the peak rate of runoff and in the volume of runoff. The peak rate of runoff from a 2 year storm is 4.7 cis; from a 10 year storm is 73 cfs; from a 100 year storm is 11.5 cfs.
