2. Acceptance of Minutes
Motion made by A. Cuscia to accept the April 12, 2022 meeting minutes. Seconded by S. Seide. A.
Jacobs voted yes. A. Cuscia voted yes. M. Lis voted yes. S. Seide voted yes. The motion to approve
unanimous 4-0. E. McIntyre and P. Koch abstained from the vote.
3. New Public Hearing of French Farm Road
Petition of Brian T. McAnally and Cheryl McAnally for property at 53 French Farm Road (Map
035.0, Parcel 0092), North Andover, MA 01845 in the R-2 Zoning District. The Applicants are
requesting a Variance pursuant to Town of North Andover Zoning Bylaws Section 195- 4.19.C.0
Construction of a new permanent structure in the R-2 Zoning District for the purpose of constructing
an addition onto the pre-existing home which is located in the Lake Cochichewick Watershed
Protection District; specifically, Applicant is requesting a variance for relief as to the Watershed
Protection District.
Notices and agendas are to be posted 48 hours in advance of a meeting excluding Saturdays,Sundays,and legal holidays. Please keep in mind the
Town Clerk's hours of operation and make necessary arrangements to be sure that posting is made in an adequate amount of time. A listing of topics
the Chair reasonably anticipates will be discussed at a meeting are to be listed on the Agenda. Note: Matters may be called out of order and not as

ZONING BOARD OF APPEALS
The Applicants are requesting a Special Permit pursuant to Town of North Andover Zoning Bylaws
Section 195-4.2.Q Family Suite in the R-2 Zoning District for the purpose of allowing a family suite
as part of an addition to the premises. The proposed family suite will be 956 square feet.
The Applicants are requesting a Variance pursuant to Town of North Andover Zoning Bylaws Section
195- 7.3, Table 2: Summary of Dimensional Requirements for one side setback in the R-2 Zoning
District for the purpose of constructing an addition onto the existing home including a garage with a
Family Suite; specifically, Applicant has requested a side setback needing a relief variance of 14.4
feet (the side setback proposed is 15.6 feet and the side setback required is 30.0 feet).
Acting Chair decides to hear all matters at once.
Clerk reads the three legal notices into the record.
Richard Byers, Esq. represents the Applicants. Applicants are seeking a watershed variance, setback
variance, and a special permit for a family suite.
Discussions between the Board and Applicants regarding square footage of existing house. 4,538.
P. Koch is concerned with overall size which is 6,400.
A. Cuscia feels it is a lot of house for the neighborhood.
Board members are concerned that it looks like two separate structures as it is only connected by an
open breezeway.
Discussions continue regarding reducing the overall size of the family suite.
M. Lis asks if abutters are in support. Applicant says they are but haven't submitted any letters for the
file yet.
A. Jacobs asks if the garage door is oversized. Applicant states it is a door and a half. Suggests the
Applicant gets rid of the garage in order to reduce the size and bring it into single digits.
M. Lis asks for more details regarding the watershed, maybe just a summary.
P. Koch would like to see the letters or hear from the abutters. If there is a 3D model, it would be
helpful for the Board to see. Any visuals Applicant has would be very helpful.
Applicant requests a continuance.
Motion made by A. Cuscia to continue to the next ZBA meeting of June 14, 2022. Seconded by P.
Koch. The vote to continue is unanimous.

Motion made by P. Koch to adjourn the meeting. Seconded by M. Lis. The vote to adjourn is
unanimous.
