SITE PLAN REVIEW APPROVAL,
KUR H AUDOVER ZONING' BYLAW.
SECTION 8.3
The Planning Board makes the following findings regarding this
application as required by section 8 . 3 of the Zoning Bylawm
A. The proposed use and site design for this lot aye
appropriate, due to it ' s location in Town.
B. Adequate vehicular and pedestrian access into the surrounding
Ate has been provided.
O. The landscaping plan as shown and revised, meets the
requirements of section 8 . 4 of the Zoning Bylaws.
D. The site drainage system is designed in accordance with the
ToWn BylaW requirements.
E. The applicant has rot the requirements of the Town for Site
Plan review an stated in Section 8 . 2 of the Zoning Bylaw.
F. Adequate and appropriate facilities will be provided for the
proper operation of the proposed use.
The planaing Board finds under Section 8 . 35 of the Zoning Bylaw
that the propoGad site plan goneral.l.y compl%8 with the Town
Bylaw requirements but requires minor conditions in order to he
completely in compliance with 'T'ewn Bylaws.
Finally, the Planning Board finds that this proposal complies
with the Town of North Andover Bylaw requirements so long as the
following conditians arG complied with. Therefore, in o2'dea' to
fully comply with the approval nece88ary to construct the
facility as specified in the plans before us, the Planning Board
he `e y grants site Plan Approval to the applicant provided the
following conditions are net:
ONDITIONS
1. Any Plant8, Trees or Shrubs that have bean Qcorporated
into the Landscape Plan approved ja this decision, that die
vithin one year from the date of their installation shall be
replaced by the applicant.
. All Planning Board Order of Conditions are to be placed upon
the recorded Definitive Plan, { Cover Sheet ) prior to
endorsenent and filing with the Registry of Deeds .
3 . The contractor shall contact Dig Safe at lea8t 72 ho=
prior to commenoing any excavation,
4 . Gas, Telephone, cable and Electric utilities shall be
installed as specified by the respective utility companies.
5. All catch basins shall be protected and maintained with hay
bales to prevent siltation into the drain sines curing
construMon.
. No open burning shall be curie except an is permitted during
burning season under the Fire Department regulations.
7. No underground Euel storage shall be installed except as may
be allowed by Town Ragulatians .
8 . All buildings mall have fire sprinklers installed prior to
the is uanco of the Certificate of Occupancy, per ordex-
NAM
9 . Prior to a Certificate of Qccupancy being ladled for any
structures, this site shall brave received all necessary
permits and approvals from the North Andover Board of
Health.
10. Prior to a Certificate of OccupvnQy being issued for the
structure, the site shall be revinwed by the Planning
Board. Any 8crcening as may be reasonably required by the
Planning Board Mall be added at the ewner5 expense.
11 . Prio-r to a Certificate df Occupancy being issued for the
structure on this AM, Che applicant shall submit a
c rtif ied A nbuilt plan. The plan shall be ravoiwed and
approved by the Planning Board Staff. .
