add to their existing Skilled Nursing Facility at 1801 Turnpike Street. The addition will
contain a Physical therapy, and rebabilitation. facility l'or in-house patients,. No new
bedrooms are proposed in the addition and no increase in the number of patients is
proposed,

reduced size, sets of plans,. three copies of our,Drainage Calculations, an application fee
of$806, a technical, review fie of$2,000, the certified list of abutters,, and the addressed
and stamped abutter envelopes., e have also emailed a pnuif file of all of these, Please
schedule.a.Public Hearing for this application ;as soon as possible.
In addition to the above we offer the following additional information.
The property propefty line survey prlann for this property was dome in 1989 by Nept)nset
Valleys Survey Associates, 1nne. and is recorded in the Essex County North Registry
of Deeds as Plan 0 11489 on April 7, 1989. No changes are proposed to the lot
lines.,
Regarding swrrnn water on anagernennt, please see our Drainage Calculations. To
summarize the drainage design,, all roof runnnot'l' ww^ill be infiltrated into, the ground
under the proposed parking area. Also, the runoff from the new, paved area will
be cleaned by a. Stormccpntor, and piped to the infiltration area under flit parking
lot.
Please note that we will he submitting this Site Plain to the 1' ortlu Andover
Conservation Counnuiuission fuwr their review.
The retain hig wall proposed by the handicap ramps will be up to 5 feet tall and will
be bauillt out of blocks. The retaining,wall arouurl,d the proposed new parking area
ww°illl vary in height from : , to 10 feet and will also be built out of blocks.

No new sigus are proposed.
No new curb cuts or driveways are proposed. The added parking will he accessed
using an existing driveway and tllrnaround area,
No new outdoor storage or display areas are proposed.
Please see the enelosed Landscape Plan. Also, the proposed addition and parking
area are not visible to any nteighbors as they are screened by woodland out back
and to the right, paid somewhat in fi`011t, and their location is uphill and to the right
of the cntrallce.

The one existing light pole in this area will be rcloeated about 25 feet to the
grassed area in the center of the turll around. to addition, the llaildicap ramp and
entrance wi11 be i 11 unii tiated for pedestrians.
Regarding Itaffic, since there will he uo increase in the nutllb r of bedroonis or
patients, we do not foresee any signific�ult increase in traft, There will be lour
new employees, so there will be a small increase in traffic,
The proposed addition will conneQt to the utilities in the existing building,
including sewer,water, electric aTid cable.
We (to not project any additional costs for public services. The property value of
the site and the associated property taxes will increase, clue to the addition, We
do not project any impact on adjacent property values. Also, we do not project
any impact to the Coimnunity or the surrounding neighborhood.
