This office represents, Dr., Steven Hal ern, the owner of The
De ntii tug ICollaborative and future tenant, of the above referenced
property.
The existing building is a singfe for brick structure of
approximately 275,0 square 'feet. The building is currently vacant.
�My client is proposing to renovate, the, existing structure to
relocate his existing dental practice. The, renovation is to include
a small addition of approximately 900 square feet to the irear of
the building to, accornmodate a new ADA compliant entry and
waiting area (see attached p,lan).,
The purpose of this letter is, to res,pectfufly request that the,
Board waive the requirement of a bite P'lan IR,eview in accordlance
with §8.3 (2)(c),(i)(ii) of the, Zoning By-Law.
The applicant cites as justification for said request the
following:
1 . The use will remain as permitted by current Zoning
By-Laws.
. There are no outstanding conservation issues as
building #22 is approximately 480' to the closest
wetlands on the East side of High Street and
approximately 5 0' to the closest wetlandson the
west side of High Street.
. The existing parking area will not be enlarged and
therefore the amount of impervious area will not
increase and existing wetlands will not be impacted.
4. The site will be improved with the addition of
significant landscaping.
5. The topographer of the site will not be altered and
there are presently no drainage problems.

raise.
