Specifically, Sc4ciion 13 of the 7oning Bylaw establishes a maximum um nutnbtr of 250 residential units inn a Continuing, Caie Retirement Center, Under the existing approved decisioxas, 219 units exist. The, proposal calls for the construction of 25 additional indepcndcnt dwelling units, bringing the total onsite to 244 units, Further, the 1ipu1. &Sign and layout of the additional independent dwelling waits reflef:is exlem3ive discussions between the Town, applivarnt, oriel relevant stakeholders to presene the historic, colonial character of the site aird neighborhood and to minimize the visual impacts to Osgc od Frill and heir Hill. 2) The use as developed will not adversely affect the neighborhood as a suffi6ernt natural buffering has been provided. Environmental Monitor: The developer shall designate are iTidependent Environmtmtal Monitor who shall be chosen in consultation with the P€annirkg and Community Development Staff. Tlac Environmental Monitor must be available upon four (4) hours notice to inspect the site with the Planning Board designated official. The Envirom-rental Monitor will be required to imveet all such devices aiad oversee cleaning and the proper disposal of waste products if applicable. 3) Construction Monitor: The applicarkt shall designate an independent construction monitor who shall he chosen in consultation with the Planning Depa rent. The construction mokritor must he available upon tour (4) hours notice to inspect the site with the Pluming Board designated official.
