As a direct abutter,to the proposed addition we appreciate that hill had spoken to us about the pllan. However, we did no,t receive the cerfified notice or any, notice of the hearing date,„ so, we did not realize the hearing would ' this Tuesday June 1 4'th. Otherwise, we would! have submitted our thoughts eadler. While we appreciate that Bill would like to provide a second home on the lot for his song's fau iil „ we, do want to share our thoughts on the proposall. When I' purchased my home tern years ago I specifically sought out this beautiful area for its privacy, distance, between homes, and wuwroo led country feel, We chose to live much further from our workplaces in order to have this privacy andl space This is what we love about our home and what e (believe the value of our property is based on. The thought of a. full 1200, square foot borne being built between our (homes„ extending 25 feet closer to u.us than the original 'home, and requiring the removal of'sorne significant privacy trees„ gii es us, pause iconcerning the privacy that w, e valu.ue. We, acknowledge that the addition as drawndrawrl does not require a setback variancle, but it is still e ignitieent Leh nge In the distance ,and privacy between homes. Our primary concern is the potential future use at the seoond! dwelling. The proposed addition, by our calculations is roughly 01% the size of the current home.. The proposed addition is 1200 square feet not including the square footage of the proposed fulll basernient, compared to the size of the current home listed as 2200 s'q in town records. It essentially is creating a duplex or multifamily ho ne. hill has stated thiat they intend to (live there for many,years„ but none of us, can guarantee that. So we must consider what may hiappen to the property if it does need to be sold in the future. We, are aware that current: codes prohibit renting to non-family members or converting it to a rnultii-fanAwy - but variances are granted on a regular basis .and zoning overlays have also been granted i!n the town so it remains a possibility. We prefer to not open the door for a future duppe a for whlic-h the owner could then seek to add a driveway and garage along our, property, line, etc„ potential for high turnover of tenants directly iniext to us,, eta- We believe this, its the intent of the code which only allows afaimily suite of a maximum % to enable caring for an elderly farn,'il ^ mernber„ and not for creating ai multifamily dulple' ,. For these reasons we are not in favor of the proposal. We hesitated to provide this opinion as we strive to malintain a positive neighborhood„ but we felt that we could come to, regret not speaking UP if additional variances are granted i..nn the future without consideration for our concerns We, hope this is taken into consideration if additional proposals are brought forward concerning setbacks, zoning„ additional .structures, reenters, etc that would alter the privacy and space that'w we value in our property.
