Attached please find a Site Plan Review Application for the referenced project. We have
included site plans showing the proposed airplane hangars that we propose to construct on the
Lawrence Municipal Airport. The project area is entirely located on the airport property, and
the attached plans show the area to be leased, which is approximately 2.7 acres. The subject
proposal has been previously approved by the Lawrence Airport Commission and is depicted on
the existing airport Master Plan. As such, our proposal is in accordance with the existing 1-2
zoning for the site.
Also attached is a brief informational summary of items that have been addressed pursuant to the
North Andover Zoning Bylaws,

a) NorthArrow/Location Map: Shown on site plan.
b) Lot Survey: The entire project is located within the limits of the Lawrence Municipal Airport and the
site will be leased from the Lawrence Airport commission. Therefore, LWM hereby requests a
waiver be granted pursuant to the requirements for a boundary survey.

c) Name/Description of Project: LWM Development Company proposes to construct four hangars for
the purpose of storing small airplanes at Lawrence Municipal Airport. Two buildings will be 7,140
square feet in size, and two will be 7,497 square feet. Each will be one story, steel construction,
mocha tan in color. The two smaller hangars will accommodate five aircraft, and the two larger
hangars will accommodate six aircraft with partitions between each storage space. The buildings will
have a roof slope of 1:12 and will each be approximately 19.5 feet high at the peak. The proposed
site is adjacent to existing Taxiway E at the north side of the airport. Total area of the site to be
leased from Lawrence Airport Commission is 2.7 acres, Construction is scheduled to begin in April
2000,
A location map at a scale of 1" =1,500' is included with this application and shows the project area in
relation to the airport property and adjacent public roadways. A plan at a scale of 1" =40' is included
and shows existing topography (2 foot contours), proposed building layout, lease line, and proposed
site grading (1/2 foot contours). Both drawings include north arrows.
The proposed hangars will not be used for any commercial use. They will be used by individuals for
the storage of private aircraft. Aircraft may be entering or existing the hangars at any time.
d) Easements/LegalC:,onditions: The site will be leased from the Lawrence Airport Commission. The
boundaries of the lease area are shown on the site plan.

f) ,Zoning Information:, The entire project is within the lndustial-2 (I-2) district of North Andover.
g) Stormwater Drainage: The site drainage has been analyzed and designed using HydroCaAD version
5.11. A detention basin has been designed to mitigate storm runoff for 2, 10, and 100 year events.
Drainage calculations are attached. ,
h) Building(s) Location: Shown on site plan.
i) Building Elevation: The site plan regulations do not require the building elevation plan to be
stamped. A full set of stamped plans will be provided to the building inspector at the time of
application for the building permit.

j) Location of Parking/Walkways: No walkways or parking areas are proposed for the project.
Access to the hangars is restricted by means of a security gate at Holt Road. Only aircraft owners
will have access to the site and each aircraft owner and any guests will park his or her automobile
inside the respective hangar when the airplane is in use, This is standard operating procedure for
hangar areas at the airport.
k) Location of Wetlands: The closet wetland areas to the project are 270 feet from the project area at
the closest point. Mr. Randall Christensen, wetland scientist consultant to LWM Development
Company, delineated the referenced wetlands and walked the site with Mr, Brian Lagrasse,
Conservation Administrator for the North Andover Conservation Commission, who verified the
wetlands were a sufficient distance from the project area. As such a Notice of Intent is not required
for this project.
1) Location of Walls/Signs: No walls or signs are proposed for the project,
m) Location of Roadways/Drives: A gravel access drive approximately 150 feet long by 10 feet wide is
proposed to connect the project to the airport's north side access road, This gravel drive is depicted
on the attached location map.
n) Outdoor Storage/Display Areas:, No outdoor storage or display areas are proposed.
o) Landscaping Plan: The perimeter of the project area will be seeded. As this is a restricted access
site not visible from any public way, no aesthetic landscaping is proposed.
p) Refuse Area • No refuse areas are proposed.
q) Lighting Facilities: Approximately ten wall mounted lights are proposed to be located directly on the
hangars. Details of the light fixtures are attached. Mounting height will be approximately 15 feet,
with a degree of illumination of 30' downward. A specification sheet for the wall mounted lights is
attached.
r) Drainage Basin Study: Drainage study calculations are attached.
s) Traffic Impact Stud3l It is anticipated that the construction of the proposed hangars will result in an
increase of approximately five to eight vehicles per day. As such, no significant impact to existing
public roadways will occur.
t) Commonwealth Review: Not applicable.
u) Utili i s• New electrical lines will be installed along the airport's north access road and will connect
to existing lines at Holt Road, The project will not include water or sewer installation.
v) Fiscal Impact; No increase in demand for public services will occur as a result of the proposed
project.
w) Community Impact: The project is consistent and compatible with the zoned use. No significant or
negative impact to the surrounding community will occur as a .result of the proposed project.
