HomeMy WebLinkAbout56 Great Pond Road - NACC #300 Small Project - Permits #NACC #300 - 56 GREAT POND ROAD 1/25/2023 CONSERVATION DEPARTMENT Community& Economic Development Division William &Paige Coleman 56 Great Pond Road North Andover,MA 01845 January 27, 2023 56 Great Pond Road, North Andover In-Kind Deck Replacement Conservation Conditions of Approval, NACC #300 Pursuant to section 4.4.2 (A) of the North Andover Wetlands Protection Regulations, William& Paige Coleman, filed for a Small Project Permit to replace (in-kind) an approximately 42'x 12' deck with an associated staircase and ramp. The deck will be supported by 6' x 6'posts and helical piers, and existing concrete footings will be left in place to avoid ground disturbance. Work at its closest point will be approximately 62-feet from the Bordering Vegetated Wetland (BV W) associated with an intermittent stream, based on Conservation Department staff measurements. During the January 25, 2023 public meeting, the North Andover Conservation Commission (NACC) found this project to qualify as a Small Project Permit and voted unanimously to approve this project as proposed under Category`B"-In-kind replacement of lawfully existing decks, regardless of side,with conditions. The project is approved only as it relates to the Conservation Commission and any and all other approvals should be obtained by the applicant/homeowner. All work shall conform to the following plans and conditions: RECORD DOCUMENTS: Small Project Filing Including: • Application Checklist • Written Project Proposal prepared by William & Paige Coleman • GIS Aerial Plan showing proximity of work to BVW The following conditions are hereby mandated: CONDITIONS: 1. Pre-construction meeting with the Conservation Department to review means and methods of proposed work, and to inspect erosion controls (8" straw wattles, staked&overlapped). 2. Dumpster& construction materials shall be placed on the paved driveway or in a location outside of the 100'buffer zone. 3. Post-construction inspection with the Conservation Department to verify compliance. 56 Great Pond Road—Small Project Permit Approval Category"B"—In-kind replacement of lawfully existing decks, regardless of size Page 1 of 2 **The applicant, homeowner and their contractors are advised that NO other work on the property is allowed under this permit. The NACC has jurisdiction over all the wetlands, associated 100-Foot buffer zones and 200-Foot Riverfront Area on site and any work that involves ground disturbance or changing the current conditions in these areas will require permitting with the NACC. This includes, but are not limited to, house additions, pools,patios, decks, sheds, fences, garden beds,landscaping and bridge installation, tree, or vegetation cutting/pruning. These activities shall be held to the current standards under the Bylaw and WPA.
