Dear Board Members:
The attached application, which we are submitting on behalf of Northeast Storage
Corporation is for construction of approximately 55,000 S.F. of self storage space on
property of Lawrence Municipal Airport on Sutton Street. Since the project is proposed
to be built on the Airport property, and not a separate lot, zoning regulations such as lot
area, frontage, lot coverage or floor area ratios relate to the entire airport, rather than just
the project sire. Because of this, I have shown compliance with those standards with a
`greater than sign,>' rather than a definitive number. Specifically, the lot is greater than
80,000 S.F. and, the frontage is greater than 150 feet.
The drainage study submitted herewith is for a slightly larger project than what
the final building layout was. Since the study is for a more intense development and it
shows full compliance with stormwater management and zero increase in peak flows, and
the controls presented in the study are incorporated in the final design, it is clear that the
project as presented for this Special Permit will also meet applicable drainage criteria.
Traffic from a facility such as proposed is minimal and won't have any effect on
traffic flows on Sutton Street. The traffic that does occur is at off peak hours.

Dear Mr. Florence;
This letter is to confirm that the Lawrence Airport Commission, at their meeting on June
11, 1997, unanimously voted to accept your proposal for Parcels #1 and#2 on Sutton
Street at the entrance to Four Star Aviation. It is understood that the plan calls for a Self
Storage facility.
The Airport Commission also unanimously voted, at their meeting on June 17, 1998, to
grant Northeast Storage Corporation a 45 year lease upon approval from the Lawrence
City Council. This approval was granted on July 21, 1998.
As soon as your permits are in place, the Airport Commission will begin to draft your
lease. Please let us know when you have an exact square footage figure, You will also
need to provide a certified drawing to be used as the Exhibit in your lease.
The Airport Commission has requested that you keep them updated as to your progress.
Your attendance at their monthly meetings is a good way to accomplish this.
