PRO-JEC'I'DESCRIPTION The location of the area to be developed is in the South Westerly section of the Lawrence Municipal Airport, adjacent to Four Star Aviation and approximately(400')Northerly 100' from the dead end way know as Methuen Avenue. The area is located within an industrial (1-2) 'Zoning District and where it is located within the Airport property, no Zoning set backs, area or fiontage requirements apply. The intended development area was established from continuous filling from material removed from other areas in the airport.. The parent soils indicated on soil's maps is woodbridge. The present soils consists of a mix of gravel and clay. The site has very little ground cover, and for all practical topographical description is relatively flat surface area. The site consists of approximately .98 acres with immediate slopes around three (3) sides. Surface drainage area along the southerly boundary collects some runofffi•om site and discharges topographical into a large detention areas along the northerly boundary. All said conditions are shown on accompanying plains. The petitioner intends to construct(5) hangers on site with minimal change to the existing grade. The proposed buildings will be single story steel frame with corrugated steel exterior and roofs. The total building area is 27,376,SF. Lighting will be fixed to building and located at all corners and where needed in the center of the buildings. The site is designed to sheet flow from south to north with no designed surface water collection system. The site plan indicates designed green open area as well as proposed parking. Standard siltation and erosion control devices will be in place prior to construction. The site will be facilitated by existing sewer, water and electricity which is adjacent to the site. This development will have no adverse environmental impact on the area and will be developed, consistent with existing and prior practices. The proposed signage will be in accordance with the Zoning regulations with respect to size and will be fixed to the exterior side of the proposed buildings. There will be little inipact on the existing traffic conditions as those anticipated to lease the hanger areas are plane owners already on the site. This hanger development will have no fiscal impact on the Town or immediate area. Schedule for construction will begin in October and weather permitting will be completed by years end.
