Replacement of Existing Deck
Conservation Conditions of Approval,NACC #307
Pursuant to section 4.4.2 of the North Andover Wetlands Protection Regulations,
All Matters General Contracting filed for a Small Project pern-lit application for work proposed at
210 Raleigh Tavern Lane,North Andover. The work involves: an in-kind replacement of a 12' by
20' deck, as well as shifting the existing stairs from the side of the deck to the middle of the deck.
The total square footage is 260 s.f. h-1cluding the stairs. Three new footings with bases measuring 24"
and top diameter rneasuring 12" will be installed by band. The resource area is an intermittent stream
running along the side of the driveway that spreads out downstream irito a bordering vegetated
wetland (BVW) at the rear of the property. The existing stairs are currently 68' from the bank of
the intermittent stream. The project involves shifting the stairs to the Middle of the deck which will
shift the whole structure fartlicraway frorn this resource area. The entire project area is located
outside of the 100' buffer zone for the BVW, and 68' feet frorn the stream bank. ik dut-ripster will be
located in die driveway for the duration of this project, and materials will be carried to and frorn the
construction site by hand or wheelbarrow.
During the May 24,2023 public meeting, the North Andover Conservation Commission (NACC)
found this projcct to qualify as a Striall Project Permit and voted unaniniously to approve this

subject to compliance with the conditions listed below. The project is approved only as it
relates to the Conservation Commission and an),and all other approvals should be obtained by the
applicant/lionicowncr.
All work shall conform to the following:

• All Matters Permit Information—Schematics (layouts)
The following conditions are hereby mandated:

completion of the project.

3. This permit shall expire one year from the date of issuance.
The applicanthorneowner and their contractors are advised that NO other work on the proper",

100-Foot buffer zones and any work that involves ground disturbance or changing the current
