Re: Lot 2 Holt Road - site plan review
Date: October 30, 1986
T received a plan dated October 9, 1986 for Lot 2 Holt Road.
The plan submitted does not meet the plan requirements of the
site plan review 8 . 3 of the Zoning By-Law and should not-:.be
considered.
As always, the Fire Department will submit comments for a proper
plan.

Re: Holt Road -- Site Plan Review
Dear Mr. Cristaldi :
I have reviewed the revised plans for Holt Road. There are
a number of deficiencies which need to be corrected prior to the
Public Hearing on November 17 , 1986 .
The following items are needed:
1 . Locus Map,
2 . stamps on plans by an architect, an engineer/
surveyor and .by a landscape architect,
3 . Zoning on plan,
4 . Landscaping plan,
5 . Drainage calculations .
Please contact the Planning Office at your earliest
convenience with this information. These plans are still subject
to review by the various Town Departments and may require
additional. changes .
If you have any questions please contact the Planning Office .
Sincerely yours ,

RE: Lot 2 - HOLT ROAD .
This site islocated within 100 feet of a wetland resource area.
Currently this .lot is open and void of proper erosion controls.
The applicant should place erosion controls on site immediately
and arrange for an on site visit with the NACC.

RE: Lot 2 - Holt Road
During a site visit which I made with Mr. Cristaldi on
November 26, 1986, 1 noted that P6 previous letter had
referred to the wrong Lot. The actual site does not
appear to contain any wetlands. However, I would like
to mention that the adjacent Lot has been uncovered and
siltation could easily run into the storm drainage
system. I will also notify the Highway Surveyor about
this condition.

Re: Lot 2 Holt Road
Angelo Czistaldi
Dear Erich;
T have reviewed plan and make the fallowing comments.
1. Three driveway entries are not necessary. Two entries are more than adequate
and minimizes the problems associated with any driveway entry on a grade of 60 .
Lot entry should be reduced to two entries. Driveway entry permits will be required
and driveway entr2es-:will! meet conditions set in driveway entry specifications.
2. Drainage as shaven on plan is not adequate to handle site run off. Existing
street: drainage is not designed to handle undeveloped lot drainage from lots on
the southerly side of Holt Road. Either drainage retension has to be built into site
or an additional drainage system must be constructed from site to the brook several
hundred feet to the east of lot on Holt Road. No site drainage will be allowed to tie
into existing street drain system.
We are experiencing problems with drainage from these lots now and properly controlled
drainage from future lot development in this area is a must.
Sincerely,
William A. Cyr
