HomeMy WebLinkAboutAddendum to Special Permit - Miscellaneous - 20 BROWNS COURT 2/15/2023 i ADDENDUM TO SPECIAL PERMIT APPLICATION OF JOSEPH LEVIS In support of his application for a special permit to raze the existing single-family dwelling situated on 20 Browns Court("Property") and replace the same with a two-family dwelling, Joseph Levis ("Applicant") states as follows: 1) Applicant's special permit application complies with the purposes of the Zoning Bylaw and is consistent with the use of the site for a purpose permitted within the R4 Zoning District(i.e., as a two-family dwelling). 2) Use of a two-family dwelling on the Property will be in harmony with the general purpose and intent of the Zoning Bylaw. 3) Construction of a two-family dwelling on the Property will be consistent with the 2018 Master Plan. 4) Construction of a two-family dwelling on the Property will further the Town's interest in providing a range of housing types. S) A two-family dwelling is compatible with the established pattern of uses in the R4 Zoning District and in the neighborhood surrounding the Property. Indeed, numerous two-family dwellings directly abut the Property, with additional two-family dwellings located in the immediate vicinity. 6) The proposed two-family dwelling has been designed to complement and reinforce the design features of the neighborhood surrounding the Property. 7) The proposed two-family dwelling has been designed to be compatible with the architectural features and exterior materials of surrounding structures. 8) Applicant's proposed project will preserve established, mature vegetation. 9) The Property is an appropriate location for a two-family dwelling, being considerably larger than numerous adjacent properties which are improved by two-family dwellings. 10)Construction of a two-family dwelling on the Property will improve the neighborhood. 11)Use of a two-family dwelling on the Property will not pose any nuisance or serious hazard to vehicles or pedestrians. 12)The proposed two-family dwelling will be supported by adequate and appropriate facilities. Of note, Applicant apparently requires certificates to alter froin the Neighborhood Conservation District Commission to cornplete his proposed project,further ensuring that the proposed construction will he harmonious with the surrounding neighborhood.
