The project consists of a 6000 square foot building to be constructed in the spring of 2003 and a building of the same size to be constructed at a future undetermined date. The site will have a total impervious area of 52,000 square feet including pavement and buildings. For the study the site was divided into 5 areas. Existing Area 1 flows to the North, and ponds on site, Area 2 flows to the West, Area 3 flows to the East, Area 4 flows to the West and Area 5 flows to the southeast. The flows from areas 3 and 5 combine on Clark Street, listed in the attached calculations as SP1, and enter an existing drainage system. For analysis the proposed project is treated as one drainage area. Flow in the direction of existing Areas 1, 2, and 4 will be eliminated or the area reduced to such an extent that it is obvious even without calculations that the proposed conditions flow will be less than existing conditions. The paved portion of the site and the buildings are included in the Proposed Paved area. The area flows to catch basins, which act as outlet controls for detention in the parking lots. The flows from Proposed Paved area Pl, flow to the detention pond at the southern end of the property. The rain that falls on the detention pond and surrounding land is area P2. The outflow from the detention pond discharges to the existing catch basin in Clark Street. All of the areas mentioned are shown on the attached plan and labeled by name and labeled according to the computer program designation for the areas. Roof drainage from the proposed buildings will be infiltrated into the ground as required by Stormwater Management. For purposed of the analysis however it has been assumed all of the water that falls on the buildings will flow to the detention areas and will not be infiltrated. A comparison of the existing and proposed flows are shown in the following tables for the 2, 10 and 100-year storms. In all cases the proposed peak flow is less than the existing peak flow. The comparison shows a net decrease in peak flow rate to the catch basin in Clark Street.
