Present board member: Harry Azonian , Tim True , Bernard Zelitch, Justin Lafond
Applicant: Frances Yuen of Avalon and Ed Bradford of The Architectural Team
6:37pm - H.Aznoian call meeting to order, seconded by T. True. Meeting is a continuation of
prior meeting, on 5/4/2022, for design and material details.
E. Bradford presents design plans, with Keynote Legend, listing all building materials.
Discussion begins with the band separating the first floor from second floor and how it
encroaches into the bottom of the second floor window casings. Solution presented would be to
lower the band to run flush with the top of the entrance canopies, creating a separation and
allowing for the full second floor window casings.
Topic of discussion moved to the windows. Proposed change from vinyl interior muntin windows
to black aluminum, exterior muntin windows. Muntins to measure Ys" x Y2".
Topic of discussion moved to the hoisting bay loading doors. Currently the simulated loading
doors do not read as doors. Solution proposed would be to add a trim piece down the middle of
the simulated hoisting bay loading doors to create the look of two separate doors, change the
door color to black, keeping the gray casing, and change the paneling on the door to uniform
width ,nickel gap, vertical boards.
7:57pm: J. Lafond motions to approve application with the following changes:
1. Lower the band between the first and second floor to run flush with the top of the
residential entrance canopies, creating a separation and allowing for the full second floor
window casings.
2. Change windows from vinyl interior muntin windows to black aluminum, exterior muntin
windows. Muntins to measure Ys" x Y2".
3. Add a trim piece down the middle of the simulated hoisting bay loading doors to create
the look of two separate doors, change the door color to black, keeping the gray casing,
and change the paneling on the door to uniform width ,nickel gap, vertical boards.
All board members vote in favor.
