F. Yeun presents application asking for minor changes in the design of the non-illuminated wall
letters and banner. Changes to banner include a slightly narrower width as advised by the
designer. Color change advised for fade resistance.
B. Zeltich motions to approve application "AVALON - North Andover II" as presented, seconded
by T. True.
All members vote in favor, 4-0.

6:20pm - H. Aznoian reads by-laws and design guidelines to set parameters of the discussion
and define what is in the purview of the board.
6:29pm - Discussion begins with the size of the dwelling. The board agrees that the size of the
dwelling fits the setbacks and the lot.
6:30pm - Board reviewed the design and materials. After reviewing photos of similar dwellings
in the district, along with photos of existing homes of the proposed design, J. Lafond suggested
changing to front facing stairs on the porch, a hip style front porch roof and the same type of
siding on the entire front of the dwelling. The current proposal is for Cedar Impression on the
first floor front and clapboard vinyl on the remainder of the house. The applicant is agreeable to
the changes and can decide between the front being entirely Cedar Impressions or vinyl
clapboard. L. Burzlaff asks about cost. J. Levis says cost difference is minimal.
6:36pm - L. Burzlaff asks about existing houses in the neighborhood that do not adhere to the
by-laws. H. Aznoian explains that many of the houses in the district had changes made prior to
the creation of the by-laws and additionally, the by-laws allow for replacing like-with-like,
including non-original building materials.
Conversation continued about not recreating historic houses, but complementing the
streetscape.
J. Lafond asked if solar panels in photo of prior build will be installed. J. Levis advised that
panels were installed by the homeowner and not to be installed during build.
6:49pm - H. Aznoian requests drawings be updated to include the hip roof and front facing steps
on porch, and either Cedar Impressions or vinyl clapboard on entire front of house. He advised
the next meeting is set for 8/9/2023. Next meeting date is agreeable for the applicant.
6:53pm - Applicant requests continuance in writing.
7:00pm - L. Burzlaff speaks to board about meeting minute requirements. There has been
incorrect information regarding the taking of meeting minutes during video conferences and the
uploading and storage of meeting minutes. Video conference minutes are to be transcribed and
all approved meeting minutes should be uploaded into the correct documents folder.
7:23pm - B. Zeltich proposed changes to 7/12/2023 minutes. H. Aznoian motions to approve
changes to the meeting minutes, seconded by B. Zelitch. All members vote in favor, 3-0.
7:29pm - T. True motions to adjourn, seconded by H. Aznoian. All members vote in favor, 4-0.
Meeting adjourned.
