HomeMy WebLinkAbout2023-11-20 400 Great Pond Road Steering Committee Minutes 400 Great Pond Road Steering Committee Minutes of November 20, 2023 Attendees: Richard Vaillancourt, Willie Vicens (remote), Gerry Brecher, Steve Foster (remote), Peter Boynton (remote), Ron Rudis (Remote), Norma Lochmann (remote), Jean Enright, John Weir, Jim Stanford (remote) Absent: John Simons Call to Order: 6:30 PM. Public Comment: JoAnn Collantine Kerr, 660 Great Pond Road: Has reviewed proposals. Would like to see a 3- season pavilion. Nancy Leland, 270 Great Pond Road: Cautioned another point of lake access could be prone to cyanobacteria because it is located downwind. This would increase exposure risk. The Board of Health will have to be involved and do routine monitoring. Edward & Gayle Nieburger, 476 Great Pond Road: Communicated they worry about the general public gathering in a secluded area. Concerned the visitors may come across the property line. New Business: None. Old Business: Jeffry Burchard, Architect, Principal Machado Silvetti along with Medic Ozgen from Machado Silvetti, and Amanda Hansen reviewed project calendar, existing conditions, 3 options for the existing house plus an option to subdivide the lot, which could be an add-on to option 2 or 3. Provided a review of alternative analysis evaluation against Town criteria and costs of each alternative. Edward Nieburger questioned how the Lake level would affect the basement of the house. Response the flood vents would work as they are supposed to. Water proofing would be at the st 1 level of the structure. D. Vaillancourt clarified that if the retain and modify alternative was selected at a proposed cost of $7M the house would not be for sale. Rather, it would be available for public use/community space. It is yet to be determined whether there would be a marketable lot for a single family home if the lot were to be subdivided. 400 Great Pond Road Steering Committee Minutes of November 20, 2023 W. Vicens: Questioned what the least cost option could be to protect the Lake and not have to spend $1.6M. Also confirmed that the cost estimates do not include inflation (escalation) estimates. J. Bouchard explained that doing less than what has been presented comes with more risk. S. Foster cautioned that deferring maintenance leads to problems down the road. Committee discussed sequence of next meetings. It was agreed that the Committee would meet Monday, December 4, 2023 to discuss a recommendation for the use of the property. The out briefing for the Select Board will be scheduled on Monday, December 11, 2023. Next Meetings: The next meeting of the 400 GPR committee will be scheduled for Monday, December 4, 2023 in the Select Board meeting room. Meeting Minutes: J. Weir made a motion to approve the October 26, 2023 meeting minutes. Seconded by G. Brecher. The vote was 9-0 in favor. J. Stanford abstained. Adjournment: At 8:02 PM J. Weir made a motion to adjourn.
