Andover New Deck& Stone Conditions of Approval, NACC #321 Pursuant to section 4.4.2 of the North Andover Wetlands Protection.Regulations, Philip 'Todisco, bled for a Small Project permit application for construction of a deck within the outer reaches of the 100' Buffer Zone to wetlands on his property. At its closest, work will be approximately 90' from the wetland resource area. This project involves the construction of a new 12'xl2' deck with six 12" footings at 48" deep. The new deck will be located within the existing footprint of a previous deck,which was deteriorated beyond repair and removed prior to receiving this permit application. In total, the area of new deck will be 1.00 square feet smaller than the previous deck, and no closer to the wetland. The other component of this project includes importing clean fill to the site to level off the area underneath the proposed deck. The fill will consist of 1/4" gravel and V stone, separated by a layer of infiltration fabric and will remain within the proposed deck footprint and not beyond. During the February 28, 2024 public meeting, the North.Andover Conservation Commission (NAC(') found this project to qualify as a Small.Project Permit and voted unanimously to approve this project as proposed under both Category "A"01)en slotted deeks, without roof., equal to or less than 300 square feet surface area, inclusive of stairs and ramps, which are to be attached to tin existing home, where sail disruption during construction is limited to less than 50 square feet, and where no permanent soil alterations are planned under the footprint of the deck, and Category "L"Other similar projects of minimal impact, as determined by the North Andover Conservation Commission. This small project permit is subject to compliance with the conditions listed below. The project is approved only as it relates to the Conservation Commission and any and all other approvals should be obtained by the applicant/homeowner. All work shall conform to the following. Erosion controls, in the form of 8" mulch socks, must be installed between the limit of work and the wetland resource areas. All materials are to be stockpiled on the upland side of the erosion controls. 2. Before work may rocced, a preconstruction meeting with Conservation Department staff, the applicant, and the contractor, will be required to inspect the erosion controls and discuss the project on site. 3. A post-construction inspection shall be scheduled with the Conservation Department to verify compliance when work is complete. ** Tlxe applicant, homeowner and their contractors are advised that N0 other work on the property is allowed under this permit. The NACC,has jurisdiction over all of the wetlands and associated 100-Foot buffer zones on site and any work that involves Around disturbance or chanting the_current conditions in these areas will require permitting with the NACC. This includes, but are not limited to, house additions, pools, patios, decks, sheds, fences ggden beds„x landscaping; and bridge installation, 'tree or vegetation cutting/prttntnay.
