Corvaection to a new sewer line from the nearby Riding Academy Project,Bevy farms,has been coordinated. Proposed water connections are located on Berry Street, The existing water service line connected to Turnpike Street must be abandoned at the main line,which requires a Mass DOT Permit. C&C Auto is going in front of the Planning Board Tuesday night As discussed... • the existing lot and the building on the lot predate the zoning setbacks • the existing building is set back from the Berry Street property line of 12.7' • with the redevelopment of the lot the existing building structure is proposed to be removed leaving the foundation and the the new building may utilize the existing foundation and supplement the foundation for structural reasons to support the new structure... as long as • NO part of the new building can be/will be closer to the property line/s than the 12.7' along Berry Street currently Please let me know if I have understood your zoning determination correctly Thank you Steve Stephen J. P,O, Box 1166 181 Watson Road i i i r • i i North Andover Health Department E (ommunity and Economic Development Division To: Jean Enright,Interim Town Planner From: Susan Sawyer,Health Directors i Date: December 10,2015 Re: 1812 Turnpike Street This memo is in response to the application before the planning board regarding a proposed auto body and pizza shop at 1812 Turnpike Street, The Health Department has the following comments, 1) The proposal shall comply with the North Andover Board of Health regulation regarding the dumpsters proposed on the site. At minimum dumpsters must be placed over 20 feet from any structure;placed on a pad and enclosed by a fence, 2) The pizza shop proposal shall comply with the local health department process,the federal food guidelines and MA food code 105 CMR 590, 3) The proposal shall not create a new nuisance noise or nuisance odors that could affect the enjoyment of neighborhood properties. Addressing the potential issue before it occurs is critical to the health and welfare of the public.Note that nuisance is a difficult issue where residential property is close to commercial properties. 4) The property is currently serviced by an onsite subsurface disposal system. The applicant proposes that the new building will be connected to municipal sewer. The onsite septic system must be abandoned properly in accordance with MA DEP regulation, 310 CMR 15.354. A limited amount of parking lot and entrance paving is partially within the jurisdiction of the Conservation Commission.This limited amount of work should not require a filing unless more than repaving or reclamation is proposed.
