PRESENT: William Dolan, Fire Chief Kathleen Bradley Colwell; Towh'Plah br Sandra Starr, Health Administrator Timothy Willett, DPW Staff Engineer Richelle Martin, Conservation Associate Richard Boettcher, E-911 Coordinator, Police Department Orchard Hill Commerce Park -Preliminary Subdivision Present were Scott L. Giles, RPLS and Thomas Zahouriko. Proposed extension of an existing road, Five and ore-half acre parcel to be subdivided into two parcels. Would like to extend road far enough for access and not construct temporary cul-de-sac. The pavement is currently 26' and they would like a waiver from the 40' requirement as the use will be a gymnastics studio. Generally, the right-of-way is 60' but there is one location where it is less than 60'. Approved drainage from original subdivision in 1.986, not constructed but was approved. Request to go back to original plan. Will keep the original right- of-way. There are no plans to develop the second parcel at this time. Concern about waivers due to the potential development of the,second lot. There are no issues with the Fire Department as to whether or not there is a cul- de-sac as there is access'-to the,building on three.sides, sprinkler systems, alarms. A question arose as to whether or not a permit from the state is required for the additional drainage. If the cukde-sac: is constructed, then state permits may be required. Fire Department: will need a hydrant on the site. They will enforce a no parking lane, to be striped. DPW: the water line will be extended. The road would remain private unless brought up to town standards. Police: Orchard Hill Road is an acceptable road. Conservation: question as to whether there are any wetlands within 100'. Also, look at Rivers Act.
