Motion to approve Plan of Land entitled "Definitive Subdivision of Rocky Ridge"
located in North Andover, Mass. , dated June 19, 1980, prepared by Frank C.
Gelinas & Assoc. for John B. Harriman - (John Tuttle, Landsail, Inc. , Lot 11)
1. That the record owners of the subject land forthwith execute and record a
"covenant" running with the land, or otherwise provide security for the con-
struction of ways and the installation of municipal servioes within said
subdivision, all as provided by G.L. Ch. 41, s. 81 u;
2. That all such construction and installations shall in all respects conform
to the governing rules and regulations of this Board;

4. That no work shall be done in the subdivision until security in the form of
a bond or covenant has been duly recorded and the plans are signed and
recorded;
-5. That any changes made to the definitive plan by other town agencies or
officials shall be submitted to the Planning Board by the applicant;
6. All street trees shall conform to Tree Warden's specifications;
7, That all water and sewer improvements shall conform to the Board of Public
Works letter dated August 12, 1980;
-8_ . That in accordance with the Highway Surveyor's letter dated August 12,
1980:
a) existing piping as shown on plan shall be extended 100 linear feet
from existing catch basin on Quail Run into drainage trench; and
from proposed headwall off Cul-de-sac 100 feet into drainage trench;
b) road and gravel shall be 3 feet wider to accomodate base of Cape Cod
berms which will be required due to grades and distances between catch
basins;
c� gravel to be free of large stones and of good quality;
d drainage design to be modified to include increased pipe length as per
the Highway Surveyor's specification.
9. All easements shall be deeded to the Town of North Andover;
10. Lot 11 A shall be altered to include the old lot lines of the former Lot 11;
11. The drainage and utility easements shown on the plan which are located on
land outside of the subdivision, owned NIF by George and Ellen M. Schruender
shall be deeded to the Town of North Andover and Landsail, Inc. , which will
later be conveyed to the town in accordance with condition #9 above;
12. Per Frank C. Gelinas' letter dated August 18, 1,980, the engineer has certified
that no increase in run--off shall occur on the Flatley, Carey, and Howe
properties;
13. The applicant shall covenant with the Planning Board ofNorth Andover that
topography of the subdivision shall not be altered so as to result in an
increase in run-off to abutting land;

14. The developer shall clear the Right of Ways; prepare sub--grade, install below
grade drainage; install water, fire, and sewer utilities, install gravel base;
and install binder course no later than November 15, 1980;
15. All improvements in said subdivision shall be completed no later than
November 1 , 1981.

Dear Sir:
The .following petition was heard at a meeting of the Planning Board
on Monday evening, August 18, 1980 in the Town Office Meeting Room
at 8:00 p.m. The following members were preoent and voting: 14illiam
Chepulis, Chairman; 141cha.el P. Roberts; and Paul A. Iledstrom, Clerk.
A motion was made by Mr. Roberts a.nd n000nded by 1.-1r. Iiedstrom to approve
the plan of land entitled Definitive Plgn for Rocky Ridge located in
North Andover, 1;ass. , dated June 19, 1980, with the following conditions,
mid with a completion date of November 1, 1981.
The vote was unanimous in favor of the motion and the meeting adjourned
at 9:45 P-m-
Conditions for rocky Ridge:
1 . That the record oimers of the subject land forthwith execute and record
a "covenant" 111nning with the land, or otherwiso provide security for the
construction of ways and the installation of municipal services within
said subdivision, all as provided by G.L. Ch. 41, s. 81-U;
