Drainage computations shall be clarified, as to size and locations of watersheds . Depositions as to storage capacity of detention ponds shall also be clarified to method of water getting to ponds . Applicant will be required to submit revised drainage computations and detention pond calculations for approval to the Planning Board . 2. Due to the fact that the plans show excessive grading and filling on all lots , bonding of $40, 000 shall be retained by the Planning Board for the purpose of minimizing grading and filling and for additional tree plantings . The security specified above shall be supplemented by the Tree Departments recommnedations . Detailed site grading plans for lots 13, 14, and 11-- will be submitted to the Planning Board for approval prior to any construction on these lots . 3. Prior to endorsement of the definitive subdivision plans , correct test holes and test hole locations shall be shown on grading plans . �}. The roadway connection to Antonelli property shall be shown as a permanent part of the layout . The lots on cul-de- sac ( lots 1 , 2, & 1P ) shall be shown as a temporary cul-de-sac with proper documentation as to disposition of the cul-de-sac upon read continuance . Lots 1, 2, & 15 shall have adequate frontage as required under zoning on a permanent roadway. 5 . Detention pond easement and dimensions shall be delineated properly on all sheets respectively. 6 . The applicant will be required to provide a 50 foot utility easement across land of North Andover Associates/proposed Greenbelt property to Coventry subdivision for future water main looping ( if this Planning Board request voids the Greenbelt Agreement, the condition shall be stricken from said approval . The Planning Board will require a record plan and executed easement on the :Location to be approved . by the Planning Board . An additional 20 foot wade utility easement for installation of 8 inch water main along lot 5 & 6 to the property of Antonelli/North Andover Associates . 7 . Any changes on the plans required by NACC may be subject to modification. under Chapter 41 by the Planning Board. S. The roadway cross section may be reduced in width regarding side slopes subject to Planning Board approval after field inspection of existing conditions . In order to insure the safe access to Turner Estates via the Bridges Subdivision, 17-st Way and Bridges Lane shall be adequately completed for acceptance as a public way by the Town of North Andover . If the above work is not completed, the Planning Board will permit the developer to commence house construction (release of lots ) only on a limited basis to be determined by the Planning Board. 10. A set of catch basins shall be installed at the end of lot 7 at the cul-de-sac. 11. Prior to removal of cul-de-sac on Bridges Lane the Planning Board will require the applicant to show existing topographic detail with elevations to be staked for review and approval in the field . IZ. Prior to construction of detention areas, topographic details of the proposed areas of cutting and filling will require construction detail of existing conditions with spot elevations to be staked out in the field for approval . 13 . A detailed erosion and sedimentation control program shall be submitted for Planning Board approval and shall be superimposed on the plans. 14. Prior to releasing any security, all drainage and detention ponds shall be installed, loamed and seeded, and certified from the design engineer with as built plans detailing that all drainage is in conformance with the definitive plan. 15. As built banding shall be in the amount of $7 , 500. 16 . All conditions are to be placed on a separate sheet to be recorded at the registry. 17. The Planning Board shall require the design of a landscape circle ( island) in the center of the proposed dead end cul-de-sac of Christian Way by keeping as much of the existing vegetation. It3 . Tree cutting shall be kept to a minimum throughout the project in order to minimize erosion and preserve the natural features of the site . Accordingly, the developer , in conjunction with a Registered Arborist shall submit a 'Tree Cutting and Reforestation Plan ( the plan is for areas of substantial cutting and filling) to be reviewed by the Planning Board . This plan shall explicitly include specific trees to be retained. Also, the developer shall inform the Town Planner when significant tree cutting is to occur, in order that the Planner may determine the need to be present . cc : Highway Surveyor Board of Public Works Tree Dept.
