June 2, 1980 — MONDAY
Regular Meeting
The PLANNING BOARD held a regular monthly meeting on Monday evening, June 2, 1980
at 7:30 P.M. in the Town Office Meeting Room. The following members were present and
voting: William Chepulis, Chairman; John J. Monteiro, Vioe—Chairman; and Joyce A. DiTore.
Member Hedstrom arrived late.
PLANS NOT REQUIRING APPROVAL: '
1 — J. TUTTLE, Pleasant St. — Mr. Tuttle stated that they are redistributing space on the
width of the lots that :front on Pleasant St. Plan dated May 30, 1980. Bud Cyr noticed
that there is no easement shown on Lot 6A. Motion made by DiTore to return the plans to
Tuttle for correction and to be-submitted at another time. No second received. Tuttle
said that he did grant the easement to Cyr and it shows on the subdivision plan anyway.
Frank Gelinas, engineer, stated that they are introducing the. easement along with the
definitive subdivision plan as part of the land planning scheme. Requested signatures
when they put the easement on the plan. Motion by DiTore to endorse the plans as not
requiring approval under subdivision, control law subject to the easement being drawn on
Lot 6A. Second by Monteiro and unanimous vote.
2 — GEORGE BARKER, Osgood St. — John Callahan representing, explained that it is an
ustrial lot along the easterly side of Rte. 125. Barker has approximately 36 acres in
all and this parcel is cut out of that.,-4 acres. They would like to see only one ingress
and egress into the whole parcel of 36 acres. Plan dated June 21 1980. Callahan also
ph owed a conceptual plan for the area. Upon motion of Monteiro and second by DiTore it
was unanimously voted to endorse as not requiring approval under subdivision control law.
3 — JOHN WARLICK, Great Pond Rd. — this is a formerly approved plan showing Lot 15AA, now
called 15B; drainage easement has been put on the plan. Gelinas, representing, stated that
this basically only defines the 108.0 high water mark of the Lake. There was a discrepancy 1
in the acreage area. Motion by Monteiro to endorse the plan of land dated May 30, 1980
as not requiring approval under subdivision control law. Plan not to be signed until
the change is made with respect to the square footage. Second by DiTore and unanimous vote.
4 - FRANK OLMS, Abbott St. — BOARD checked revised plan: -- correotions were made and okay
for signature. Flan dated May 1980 showing Lots 1, 21 3, & 4. Motion made and seconded
by DiTore and Hedcbi4nj respectively, to endorse above plan as not requiring approval under
subdivision control law. Unanimous vote.
5 — Same as above -- plan for Land Court.
6 — CHAS. TURNER, Sutton Hill Rd. — plan previously endorsed subject to note being placed
on same designating Board of Appeals action. Plan signed.
PAUL AHEARN RE WILDWOOD ESTATES: Mrs. Ahearn represented her husband and presented a bank
certificate and a form for security which was not signed by the bank. The BOARD had
requested security plus a plan of street slopes. Letter from the Highway Surveyor dated
April 1979 recommended $23,000 and the certificate was only for $21,000. To return on
June 16.
GRANVILLE LANE — Bond Release Request: letter from Atty. Michael Hart. We have already
released $13,000 by vote of the BOARD. The sum to be released from the bank passbook by
letter of authorization to bank.
FULLER FARMS: Gelinas stated that the Covenant is being worked on but is not back from
the 2nd mortgagee. Motion by Monteiro that the covenant submittal be postponed until
June 16. Developer (J. Burke) to be notified. Second by DiTore and unanimous vote.
