CMF is a precision finisher providing electroplating, anodizing, and other cleaning and coating services. The business employs approximately 120 employees. Steve Webster, Dutton & Garfield, presented the business owner's plans to purchase 94 Flagship Drive and to relocate their Hudson, NH operation to this site. The project scope would include re-striping the parking lot and constructing a paved walkway between the two buildings. A site plan, parking layout plan, lighting plan, and landscape plan are being developed. There may be some heating/ventilation/air conditioning equipment added on the outside of the building and a dumpster located on the site. J. Tymon: This is a change of use. The Planning Board will want to review each of these plans as well as traffic circulation and pedestrian access ways. Jerry Brown can be contacted to determine if any setbacks need to be met for the walkway. H. Gaffney: If wetlands have not been flagged you may want to do it. If possible, any impervious surface that is added should be kept out of the buffer zone. 94 Flagship Drive has an Order of Conditions and a Certificate of Compliance in the file for an expanded parking lot. The file for 80 Flagship Drive has an Order of Conditions but does not have a Certificate of Compliance. A recorded copy of the Certificate should be sent to Conservation for the file. S. Sawyer: The dumpster location should be shown on the plans and it has to be enclosed. McCarthy: The fire system should connect to a radio box. The fire system for 94 flagship will have to be completely engineered and independent of the existing system. A Knox-Box for key access is required, street address numbers should be installed on the building, and emergency contact numbers should be provided to the Fire Department. An evacuation plan would be good to have.
