HomeMy WebLinkAbout276 Raleigh Tavern Lane - NACC #330 Small Project Approval - Permits #NACC #330 - 276 RALEIGH TAVERN LANE 8/28/2024 CONSERVATION DEPARTMENT Community & Economic Development Division Alexandria Jacobs 276 Raleigh Tavern Lane North Andover, MA 01845 September 5, 2024 276 Raleigh Tavern Lane, North Andover Walkway Accessibility Project Conditions of Approval, NACC #330 Pursuant to section 4.4.2 of the North Andover Wetlands Protection Regulations homeowner, Alexandria Jacobs, filed for a Small Project permit application for construction of a walkway and landing within the 100' Buffer Zone to bordering vegetated wetland. At its closest, work will be approximately 65' from the wetland at the rear of the property. This accessibility improvement project involves the installation of a walkway leading from the walkout basement to connect to the front of the home. The walkway materials include pavers, filter fabric spread, 1/4" crushed stone, and a permeable substrate between paver stone joints. The walkway area will be excavated 10"below grade to allow for a proper footing and an 1/8" pitch. The total area of the walkway within the 100-foot buffer zone, including a 7' x 4' concrete landing, will be 169 square feet. Please note that there is an existing 20 'x 12' shed in the backyard on this property. The location for this shed was previously approved by the North Andover Conservation Commission, and can be seen on the approved plan for NACC #283. During the August 28, 2024 public meeting, the North.Andover Conservation Commission (NACC) found this project to qualify as a Small Project Permit and voted unanimously to approve this project as proposed under both Category "L" Other sin filar pr oiects of rrrininrul imI)act, as cleterniinecl by the North Andover Conservation Cc nnnission. This small project permit is subject to compliance with the conditions listed below. The project is approved only as it relates to the Conservation Commission and any and all other approvals should be obtained by the applicant/homeowner. All work shall conform to the following: RECORD DOCUMENTS: a Small Project Filing Including application checklist with supporting narrative and attachments, Received: July 1.9, 2024 e Annotated.Aerial Image, Dated: July 18, 2024 The following conditions are hereby mandated: CONDITIONS: 1. Erosion controls, in the form of either 8" straw wattle/mulch socks, or entrenched silt fence must be installed between the limit of work and the wetland resource areas as well as up along the side of the house to protect the stortuwater drainage ditch. Before wort, may pi-occed,, a preconstruction meeting with Conservation Department staff, the applicant, and the contractor, will be required to inspect the erosion controls and discuss the project on site. 4. A post-construction inspection shall be scheduled with the Conservation Department to verify compliance wheri work is complete and approve removal of erosion controls. The applicant, homeowner and their contractors are advised that NO other work on the Property is allowed Linder this permit. The NACC has jurisdiction over all of the wetlands and associated 100-Foot buffer zones on site and an conditions in these areas will require permitting with the NACC. This includes, but are not limited to house additions, pools, g_and bridge installation, tree or vegetation cutting/pruning.
