HomeMy WebLinkAbout1992-07-07 Application for Definitive Subdivision i APPLICATION FOR THE DEFINITIVE SUBDIVISION OF DEN ROCK VIEW IN NORTH ANDOVER, MASSACHUSETTS PREPARED FOR BAILEY FAMILY REALTY TRUST JANUARY, 1992 CHRISTIANSEN AND SERGI, INC. 160 Summer Street Haverhill, MA 01830 APPLICATION FOR DEFINITIVE SUBDIVISION INDEX SECTION 1 INTRODUCTION SECTION 2 COMPLIANCE WITH SUBDIVISION DESIGN STANDARDS SECTION 3 FORMS SECTION 4 DRAINAGE ANALYSIS SECTION 5 WETLANDS PROTECTION ACT, CHAPTER 131 SECTION 40 SECTION 1 INTRODUCTION SECTION 1 Introduction The proposed subdivision, Den Rock View, is located between Waverly Road, Belfast Street, Marengo Street and Halifax Street, (See Figure 1 . ) The parcel consists of approximately 3.5 acres of land and includes an existing house and an existing undeveloped street named Dryad Street. There are presently on record 30 lots that have frontage on this portion of Dryad Street. The subdivision is a portion of a much larger parcel of land owned by the Bailey Family Realty Trust that lies between the Shawsheen River and Waverly Road. The proposal is to develop Dryad Street to town standards within its 40 foot right of way. The improvements will include a 22 foot wide roadway, water line, curbing, drainage structures, sewer and a sewage pump station and force main. Six new lots will be formed along the frontage created on Dryad Street to replace the 30 lots that now exist. The new lots will comply with the R4 Zoning of the district. The roadway design and drainage analysis has already been submitted to the Conservation Commission and approved. The cul de sac location is one suggested by the Conservation Commission. At the suggestion of Mr. William Hmerciak, PE, the proposed pump station will be low enough to allow for the eventual tie in of homes along Halifax Street. Sewage from existing homes along Halifax Street is presently pumped by individual ejector pumps to the Waverly Road sewer. The land in which the project is proposed had been used for years as a gravel pit and soil storage area. The result is the steep topography shown on the plans. The US Soil Conservation Service UD soils designation shown on Figure 2 is for area where soil has been excavated and deposited and confirms the previous use of the property. The results of the analysis shew that without the detention/recharge a.rea. , there would be an increase of the proposed over the existing runoff levels as follows: Existing Proposed c f s c f _ '.. 10 year storm 7 .08 7 . 86 100 year storm 12 . 1 13 . 1 This increase in flow discharges into a very large wetland within the ownership of the applicant and eventual K into the Shawsheen River . However , to protect the wetland from the roadway runoff discharge , passible erosion and siltation , we have added a detention/recharge area , This area has a capacity of 2, 170 cubic feet and can recharge runoff to the ground water at approximately 4 ,800 cubic feet per cal hour . This represents a storage recharge capacity of 6 , 470 cubic feet . The project wi 11 cause the 2 year storage runoff to be increased by 2 , 633 cubic feet and the 100 year storm to be increased by 3 , 330 cubic feet . As can be seen , the retention/recharge area capac i ty' is twice that of the 100 year runoff increase .
