HomeMy WebLinkAbout335 Salem St Letter to Variance 11 8 24 - Correspondence - 335 Salem Street 11/8/2024 .00r JCE PROPERTY JCE DEVELOPMENT LLC 35 Franklin St, Somerville, ILIA 02145 978-423-6726 North Andover Board of Appeal November 8, 2024 120 Main St North Andover, MA 01845 RE: 335 Salem St, North Andover As the Petitioner I request this board to approve this application for a Variance based on the grounds this board previously approved it on June 13,2024 that allowed Lynn McLoughlin and John McLaughlin (Owners) of this property to be subdivide and sell qff a single-family house and a buildable single-family lot,with No Accountability. I(JCE Property Development LLC) purchased this lot on April 5,2024 with the intent to construct a single-family house. I spoke with Paul Hutchins (Building Commissioner) prior to my purchasing 335 Salem St about the Variance expiring and he told me I needed to file for the building Permit... Since that time of the purchase(7 Months ago) I have diligently worked to obtain a Building permit. I hired a Civil Engineer and filed right away with the NA Planning Board for the Watershed Permit.With the lot purchase, engineers, architects, Interest etc. I have invested ($498,180.23 hearing date) I was asked by this board about working with my abutter about a possible easement,I visited Melissa Marrama (327 Salem St on October 5,2024) on site and she asked about purchasing the lot and she would build a small guest house if she kept the property,I emailed Melissa on October 24,2024 a proposal to purchase or the option of a easement. I email her a few days ago and she advised me her attorney hasn't reviewed the option of the easement, this tells me the easement isn't a priority to her. I remove the rocks on my property line on September 25, 2024 to show Good Faith to my abutter Melissa Marrama.I then showed up to do some work on my Bobcat(November 4,2024) at the property and discover I can't access my property because Melessa Marrama has her leaf bags in front of my gate to access my property. Melissa Marrama has accused me at several Planning board hearings of causing water to go into her Barn side garage entrance, as you can see in the pictures the grading is low at this side of her Barn and she has a concrete ramp which goes to the basement door. We have had a very dry summer,so I don't understand why she has made these accusations. Please allow this Variance so I may continue to the Planning board next week.
