Cul-de-sacs, where land cannot be developed otherwise is one thing, but in this case, there is absolutely no need of it. Especially three cul- de-sacs, and none of them with any future connection to any of the abutting( properties. This parcel of land should be either, a horse shoe design, in and out type, or no more than one cul-de-sac situated so that it could be projected into future development in the area. Foster Street, where the frontage lots abut is very narrow and has a very serious drainage problem, as it exists,especially during the winter months when it causes severe icing conditions. I would like to request that the developer consider possible road widening easements to the town which would enable us to correct both the narrowness of the road and institute a necessary drainage system to correct that problem. Other recommendations are: 1. Road shoulder areas be 8 feet wide with a maximum %" to the foot raise from the edge of the pavement. 2. Cape Cod berm required where deemed necessary by the Highway Surveyor. Type and locations to be chosen by Highway Surveyor. 3. Catch basins to be off the road and swaled to collect the most drainage flow possible. Rim to be set two inches lower than finish top edge of pavement. 4. All drainage easements to run continuous through the land and to be deeded to the town by the developer. All hydrants as shown on the definitive plan on Foster St . , Tanqlewood Lane and Wintergreen Drive are adequate for use by the fire department. 2 . Lot numbers shall be posted on all lots during construc- tion. 3 . Permanent house numbers shall be posted on dwellings prior to occupancy. 4. Prior to taking occupancy, the subdivisions streets shall provide adequate access to each residence for fire apparatus . 5 . I have no real problems with this plan other than a few minor ones which I will list: 1 . 1 do not like to see the full 50' road layout cleared of trees and opened up to 50 foot wide. A twenty six foot wide paved road with an eight foot cleared shoulder Is more than adequate and is better aesthetically and environmentally. This has been our policy and in my opinion, has worked out well and looks nice. 2. Riprap to be placed at pipe outlets to be 611 minimum in size. 3. Any brick used to be a clay brick. Footings for headwalls to be two feet wide with vertical, rods set prior to pouring top. 36" of depth to be required below ground level. Length to be determined in the field. 5.
