DEFINITIVE PLAN OF LAND
WINTERGREEN ESTATCS
CONDITIONAL APPROVAL
MAY 9, 1985
5 . in accordance with the ' Fire Departments recommendations :
a . Lot numbers shall he posted on all lots during
cons tr uc,. '.on .
b. Permatgin' house numbers shall he posted on dwellings prior
to occupar. .vy..
C . Prior --o taking occupancy, the subdivision streets shall
provide acrquate access to each residence for fire apparatus .
d . No opc .i burning is allowed except a, allowed by the Fire
Department during burning season .
6. All requiremerts of the subdivision control law pertaining to
' Street Tiecs ' shall be enforced by the Tree Department .
Security in the amount of $.14, 000. 00 shall be retained for this
purpose .
7. In accordance with the Highway Departments recommendations :
a . Road shoulder areas are to be eight ( 8) feet wide with a
maximum 1/4 inch to the foot raise from the edge of the
pavement .
b. Cape Cod berm will be required where deemed necessary by
the Highway Department . Type and locations to be chosen by the
the Highway Surveyor .
C . Catch basins to be off the road and swaled to collect the
most drainage flow possibld . Rim to be set two ( 2) inches
lower tha-, f iriish top edge of pavement . - -
�j . All drainage, easements are to run continuous through the
land and o be deeded to the Town by the developer .
e . Road wide, ing easements along Winter Street shall be deeded
to the Taw .i .
8. All deeds gr.arcing out lots shall reserve -the fee in the street .____ , ...,,,
9. The deed granting out lots 22 and 23 shall reserve the right-of-way
easement to A..senault property.
10. 'The applicant. -hall comply with the North Andover Conservation
Commission ' s Order of Conditions D, E.Q .E. File No. 242-265 .
11 . In accordance with the Board of Public Works recommendations :
a . Winter and Foster Streets The water main shall be
installed on the east side of the road , five ( 5) eight (8)
inch gate valves shall be provided at 1. ) . one at the current
terminus of the water maim on Winter Street , 2 ) . three at the
intersection of Foster St . and Winter St . , 3 ) . one 750 feet
sputh of that intersection; and three hydrants shall be
provided and installed approximately 500 feet apart;
b. Wintergreen Drive_ The water main shall be installed ten
( 10)- feet left of the centerline of the road; Eight . ( 8) inch
gate val zes shall be installed at sta .-1-1-00, -0+.90,. 4+00, 4+10
and 141-10 P �drants shall be installed at sta . 64-80, 10+30 and
14+00;

c , Foster Street (sheet 12 of 17) The water main shalt be
installed on the south side of the road and shall run parallel
to the pro-)osed drain without crossing it; Eight ( 8) inch gate
valves shall be installed at sta .-0•I.501 0-1-00, and 6+80 ;
Hydrants :`iall be installed at sta .-0+40, 3+40 and 6+90;
d . Tan_glev� Do_c_ Lane The water main shall be installed ten ( 10)
feet left c the centerline of the road with eight( 8) inch gate
valves heir. J installed at sta . 0-I-0 and 12+30; Hydrants shall
be installel at sta. 4+30, 9+10 and 12+00,
12 . All water main: . shall be eight ( 8) 'inch class 52 ductile iron
cement lines water -pipe installed with 5 feet of cover below
the finish .grade .
13. Gate valves (open left) shall be Mueller or equal , complying with
AWWA specification L500 52T and will be supplied with a 1001b .
sliding type gate box marked ' WATER' .
14. Eddy breakflange hydrants are to be installed and provided with a
six ( 6) inch Mueller or equal gate valves (open left ) on the
branch .
15 . All water mains shall pass leakage and pressure tests performed in
accordance with Section 13 of the AWWA Standard C600 and shall
be chlorinated in accordance with AWWA C601 Standard Procedure
for Disinf .cting Water Mains .
