The proposed subdivision is divided into six watershed areasf
Summarized below are the projected flows and impacts for each area,
Included on the following pages are calculations for existing and
proposed flows and retention areas .
Area 1 : Area 1 is 2 . 25 acres in size and includes the front portion
of lots 2s, 3s, 4s, 37 and 38 and approximately two-thirds, of
the proposed .orchard Path. surface runoff will be collected
by the proposead drainage system in orchard Path and discharge
to retention basin l at the rear of lot 1S .
The existing runoff from a 1.00 year storm is approximately
6 . 6 cfs and the proposed is 14 . 7 cfs without retention, The
retention basin will reduce the peak runoff to 6 , 55 cfs ,
Area 2 : Area 2 is 36 . 7 acres in size and includes lots 1 to 6, 34 t
36 and a portion of {the Town Farm. Approximately acres of
this area will drain to the streets and be pi ed up in the
drainage system, the remainder will flow over land. All of
this area will flow into the proposed retention areas 2A and
2B and discharge through the existing .1. " concrete pipe under
Dale Street ,
--The existing runoff from a 100 year storm is approximately
55 . 5 cfs and the proposed would be 7 . 3 cfs without
retention . The retention basins will reduce the peak runoff
to 19 . 3 cfs .
Areas 1. and 2 both contribute to the Lake Coch chewick
watershed and the net effect of this development will be to
reduce the peak runoff from 67 . 7 cfs to 24 . 9 cfs . The two
existing culverts discharge to a stream approximately 7001
northerly of male street which flows through the back of the
Village woods Plat ,

Area 3 : Area 3 is approximately 3 . 2 acres in size and includes the
backs of 'Lots 1s to 4s and 3 . It is expected that most of
this area will remain undisturbed and all drainage is over
land surface flow. Therefore no analysis was done for this
area.
Area 4 ; Area 4 is 12 . 9 acres in area and includes lots 7 to 10 and 27
to 33 , Surface runoff will be collected by the drainage
system and discharge into a rip-rap ditch leading t
retention basin 3 at the rear of lot 32 , Surface runoff from
the backs of lots 27 to 33 and 37 will f low over land to the
retention basin.
The existing runoff from a 100 year storm is 3 . 7 cfs and the
proposed would be 54 . 2 cfs without retention. The retention
basin will reduce the peak runoff to 32 . 5 cfs .

surface runoff will be collected by the drainage system and
discharge o a natural swale on the east side of South
Bradford Road. This Swale leads to a 70 acre swamp
approximately 2001 easterly of the road. Coventry
Development Corp , has signed an agreement to purchase this
propertyfrom North Andover ssoci.ates and �w l transfer
ownersh to the sex bounty Greenbelt Association when the
parcel to the south is platted.
The existing runoff from a 100 year storm is approximately
1 . 1 cfs and the proposed would be 29 . 0 cfs . Due to
conditions there is not potentialfor a retention
topographic
area in the subdivision but the swamp will be more than able
to mitigate ate the small increase in runoff *

Summary It can be
readily seen that the net effect of the -development
ill be to reduce peak runoff rates from the site, This
reduction will be accomplished by the use of natural and
man-made retention basins with no significant impact on
wetland areas .
