Time: MA Beverly- i gnature: Address i i a i Coventry Estates Phase II Modification of a Definitive Subdivision Plan The Planning Board herein approves the modification ication of the Coventry Estates Phase II Definitive Subdivision Approval and Plan. This Modification was requested by First City Development Corp. by its attorney John J. Willis, Jr,. , P.O,, Box 15, Be r'erly j MA 01915 on May 24, 1993 and relates to the construction o s 'dwal s within the subdivision The Planning Board makes the following findings as required by the Rules and Regulations Governing the Subdivision of Land, The Definitive Plans include all of the information indicated in section 3 of the Rules and. Regulations concerning the procedure for the submission of plans. B, The Definitive Plan adheres to all of the design standards as indicated in section 7 of the Rules and Regulations except those regulations that have been waived by this decision. ion C. The Definitive Flan is in conformance with the purpose and ,intent of the Subdivision Control Law. B. The Definitive lan complies with all of the review comments submitted by various town departments in order to comply : with state law, town by-laws and insure the public health, safety, and welfare of the tern except those comments submittedr by the Division of Public Works. This Modification waives the requirement found in Section 7 B o the Rules and Regulations Governing the Subdivision of Land, North Andover, Massachusetts, Revised February 1989 concerning the construction of sidewalks. By this modification the Planning Board has determined that sidewalks are not required to be constructed within this subdivision. This decision .is based upon an agreement by the applicant to make a donation to the Town sidewalk fund,. This donation will , allow the Town to construct sidewalks in the vicinity of the Sargent Elementary School , This decision also modifies sheet 32 of the Definitive Subdivision Plan entitled "Coventry Estates Phase III' , by Beta International, Inc. , dated April 1987 reprised June 1987 , recorded as Plan No. 10883 and Registered Plan No. 3 9 0 -B dated February 25, 1988 by eliminating the language contained in the Scenic Roadway Typical Section - south Bradford Road relating to a 61 footpath of 211 stone chips on 11 min crushed stone and language{ contained in -the Typical Section relating to a 61 footpath along Blue Ridge Road from Salem Street to South Bradford Road. cc.
