Meeting came to Order at: 7:00 p.m. Quorum Present.
Pledge of Allegiance
At 7:01 p.m., a motion was made by Mr. White and seconded by Mr. Mabon to enter Executive Session in
accordance with M.G.L. c. 30A, §21(a)(3) to discuss strategy with respect to litigation regarding 40 Flagship
Drive. A roll call vote was taken:

The motion passed, and the meeting entered Executive Session. The Executive Session concluded at

Acceptance of Minutes
A motion to accept the minutes of June 11, 2025, as drafted was made by Mr. Mabon, seconded by Ms.
Valentino.

Certificate of Compliance

The Administrator stated that the February 2020 Order of Conditions governed construction of a new single-
family house, walkways, rear deck, driveway with a stone infiltration trench, septic system, grading,
landscaping, and lawn. A December 2020 amendment added an in-ground pool, retaining wall, patio, pool
shed, and sunroom, and replaced the rear deck with a patio. The limit of work was unchanged, and all work
stayed at least 50 ft from the BVW. According to the as-

Mr. Bonhenek noted that he would have approved the request as a Small Project.
A motion to close the hearing and issue a Negative Determination #3, with conditions as recommended was
made by Mr. McDonough and seconded by Mr. White.
