Hello and good afternoon!
My name is Eric, and I had attended the meeting last night regarding the 3rd street project. I had been in favor of it, and
still am!
Last night, I had addressed some of the cost of the property (850k) and its renovations (potentially hundreds of
thousands!)which is expensive and I think beyond the reach of most single family aspirations. I think that is the reason it
sat on the market like it did. For the size, the price, and the location, I think it is very reasonable to have that property
turned into 2 or 3 units.
What I did not say, which I think I also should have mentioned, was that these costs will only grow over time and things
decay.
I have lived in neighborhoods before with old victorians, like this one, which were left vacant. Victorians like these need a
lot of work and maintenance, and without that,they will not age well. Left alone for too long, and there is no one that will
want to approach the project at all, except as a teardown. In an uncertain economy, single families will have certainly have
less money sitting around for such a large job, and even developers will be less likely to approach the work!
I think the last thing anyone wants is for it to become a derelict eyesore and a fire hazard. This would hurt the beauty of
the neighborhood, it would drag property values down, and I am sure the neighbors would dislike it more than a
multifamily.
I really hope some compromise can be reached that will satisfy the neighborhood, as I think that it is much better that this
property be put to good use, with new neighbors, than to remain vacant. I think it is important to emphasize this point as it
is a very real possibility should nothing go forward on this property. I really do not believe that a single family will be
buying and fixing that home any time soon due to the high costs, and so I think the best path forward for the property and
neighborhood would be for it to grow into something new.
