Message Dear Mr. Hutchins-- I write as an abutter to express concern;
my apologies for not attending on Tuesday 4/8 but I am out of
state on business. Please add our names to those asking the
Zoning Board to deny the current application to renovate and
greatly expand 45 Third St, a single-family home.Although
grandfathered, the current home only has 2 parking spots and
the south frontage is 30% short of current law, while the north
side is 75% short! That said with the lot being an unusual U-
shaped, including a big side yard of grass, I understand why a
commercial developer is trying to find a successful plan to add
housing. The main issue is that the other nearby multi-family
units on Maple and Dudley are 2- or 3-family, not 5-family
dwellings; the multi-family units that the builder suggests
equate to their proposal are on Main or Second, both I believe
Commercial-zoned. In addition, this new proposal calls for 5
units, which likely increases parking from 2 cars to 10, which
doesn't fit the historic character of this neighborhood. When a
single family home has 1-2 residents leaving for work in the
morning, this new property may have 5-10 cars leaving a
20,000' space -- and this is 400 feet from St. Michael's school,
with 500 preK-8 grade students, so there is foot traffic twice
every day that walks right in front of this house. Please direct
this developer to resubmit a reduced scale proposal -the town
absolutely needs more housing but that which aligns with
neighborhood character and right-sized increases in density.
