Denevan O'Connell made a motion, seconded by Diane Beckley to approve the minutes of July 15,2025. Motion
approved 11-0 by roll call vote.
Design discussion regarding HVAC,exterior building materials, classroom layouts
Jeffry introduced David Periera and Craig Gordon from GGD Consulting Engineers to explain geothermal projects
that have been done in the past. They have used on many different projects and does prove out to be the lowest
EUI.A lot of advantages, longer life span, less complex from BMS standpoint, less maintenance. They check in on
past projects and check temperatures and they are performing well. Displacement system ventilation air is being
supplied at low velocity where people are so air moves across the floor and rises to ceiling. Efficient ventilation
system. Haverhill public library has been using the system (open loop)for 20 years. Multiple modules with
multiple compressors and circuits.
Trey read response from Acton Boxborough that the system has worked well. David stated the problem out of the
gate was with drilling wells because they were near wetlands and the existing building so not a lot of room. There
is also good information on MSBA website.
David Mendes Elementary School-Eva spoke with the project manager and he said geothermal was a no brainer if
they put solar on the roof. They bought the solar after the project with grant funds. David said there is less
equipment on roof so more space for solar. Our building will be solar ready. Controls are similar to VAV system.
It is about$1.2 million difference between the VRF and geothermal. If we don't go geothermal,we are leaving
almost$4 million of incentives on the table.
It makes better financial sense to do geothermal over the long term. We may see some criticisms if we don't use
these systems given the long-term benefits.
Dave Brown made a motion to move forward with geothermal HVAC system, seconded by Denevan O'Connell.
Motion approved 11-0 by roll call vote.
Facades-Jeffry showed village scheme that was chosen at last meeting with different facades. Option B is
potentially more expensive but no significant cost difference between the other options. Option A has brick and
concrete block on bottom, Option B has shingles and makes it look a bit chunky,Option C has variable brick(may
have challenges getting high quality material),Option D is block on bottom and all brick above(challenge is getting
install being really clean). Jeffry prefers Option A facade. Brick detail without requiring special kind of tile or brick.
This offers a lot of room to develop the scale of it.
The committee liked the option of the clerestory window so you can shut the shade on the bottom window. With
Option C you will have more wall space.
Diane Beckley made a motion, seconded by Denevan O'Connell to adopt Fenestration Option C for windows.
Motion approved 11-0 by roll call vote.
Denevan left at 5:28PM.
Dave Brown made a motion to move forward with Option A and solicit feedback from community for faVade,
seconded by Eva Hamori,Motion approved 10-0 by roll call vote.
Classroom set up will be discussed at next meeting.
