HomeMy WebLinkAbout58 Compass Point Road - Merrimac Condos - NACC #348 Small Project Approval - Permits #NACC #348 - 58 COMPASS POINT ROAD 9/10/2025 CONSERVATION DEPARTMENT Community & Economic Development Division Tim Lamusta Lamusta Landscaping, Co. 2 Walsh Road Lynnfield, MA 01940 September 16, 2025 Merrimac Condominiums Compass Point, North Andover Patio & Crushed Stone Conservation Conditions of Approval, NACC #348 Pursuant to section 4.4.2 of the North Andover Wetlands Protection Regulations, on behalf of the Merrimac Condominium complex a Compass Point,Tim Lamusta of Lamusta Landscaping, Co., filed for a Small Project Permit application, for work proposed at Compass Point Merrimac Condominiums, North Andover. The work involves: removal of lawn and subsoil in preparation of installing a 290 s.f. block patio and surrounding crushed stone to create stable common gathering area and encourage proper drainage around the buildings and new patio. During the September 10, 2025 the North Andover Conservation Commission (NACC) public meeting, the NACC found this project to qualify as a Small Project Permit and voted unanimously to approve this project as proposed under (-,'ale,gog 'L"Olhersilvilarpr jeds oj'minilval blypaa, subject to compliance with the conditions listed below. The project is approved only as it relates to the Conservation Commission and any and all other approvals should be obtained by the applicant/homeowner. All work shall conform to the following: RECORD DOCUMENTS: Small Project Filing Including: ® Application Checklist with supporting narrative and attachments, stamped received September 2, 2025; 0 Photographs of Area,Annotated As-Built Excerpt, Patio Concept Picture ® 09-02-25 Email correspondence, P. Garner re: Cultec unit clean out protection The following conditions are hereby mandated: CONDITIONS: 1. Pre-construction meeting shall be scheduled with Conservation staff and landscape contractor to review project scope, means and method and storage areas. Conservation staff will confirm that the patio is indeed more than 50 feet from the wetland at that time. 2. Post construction meeting with Conservation staff and landscape contractor to review built conditions and very compliance. The NACC has 'jurisdiction over all of the wetlands and associated 100-Foot buffer zones and 200 Riverfront Area to the Shawsheen River on site and any work that involves ground disturbance or changing the current conditions in these areas will require permitting with the NAC C. This includes, but are not limited to, house additions, pools, patios, decks, sheds, fences, garden beds, landscaping and bridge installation, tree or vegetation cutting/pruning.
