Addition of an_8'x 12' mudroom and 22' x 24'.garage to the lefthand side_of_the,home.

The residential.side setback for_R-4 zoning is 15 feet. We'd like to_request a side setback of 11.2'to
accommodate the garage, meaning a relief of 3.8' is needed.
3. State the specific relief being sought from the North Andover Zoning Bylaw, including all ordinance
dimensional requirements and proposed dimensional conditions:

1. Describe the special circumstances related to soil conditions, the shape or the topography of the land or
structure that are unique to the parcel:
Land is level from the left hand side of the house across to the stakes on the lefthand property line.
The driveway pitches down towards the street slightly starting at the front wall of the house.
2. Specify how the circumstances do not generally affect other properties in the zoning district:
We spoke with our neighbors at the adjacent property (104,Meadow Ln) and they are comfortable
with us adding these two proposed structures at the size and scale indicated in the proposed plot plan
attached.
3. Explain how the literal enforcement of the North Andover Zoning Bylaw will result in a substantial
hardship to the owner:
The garage and mudroorn will add significant value to our home and daily lives—If we are denied this
variance, we will not be able to add these structures to our property.
4. Explain how the proposed variance is the minimum change that is necessary to allow the reasonable use
of the land or structure:
The size of the-proposed structures have been determined to minimize the footprint, while also
ensuring that the space is sufficient to park two cars and move easily between the front yard, garage,
back yard and the home.
S. Explain why granting the proposed variance will be in harmony with the purpose and intent of the
North Andover Zoning Bylaw:

We believe the purpose and intent of the 1.5'_side setback requirement is to allow,easy access to the
backyard from the street. However, even with the addition of the garage and mudroom, we would still
have 2 .5' of side setback on the right hand side to accommodate easy access to the backyard.
6. Describe the impact on the neighborhood and how it will not be detrimental to the neighborhood or the
public welfare:
Adding.this.garage.and_mudroom will positively_impact the curb appeal and_value_of the.home, raising
neighboring property values as well.
