Conservation Conditions of Approval,NACC #355
Pursuant to section 4.4.2 of the North.Andover Wetlands Protection Regulations, on behalf of the
homeowner Michael&Patricia Svagdis,Tom Childs designer/builder, filed for a Small Project Permit
application under Category "L", for work proposed at 894 Great Pond Road,North Andover. The work
involves: removal and replacement of an existing stage mortar interior foundation wall of a barn Nvith a
poured concrete foundation, demolition of a chicken coop but retaining its foundation wall. Only a small
earner of the proposed stone construction access-will be within the 100-foot buffer zone to BVW
associated with the banks of C chick ewic Lake. (fhe outer 25 ' and : 2 ' Non-Disturb/Disc zones
shown on the plan are related to the PlanningBoard's Watershed zones, for which a Planning Department
administrative waiver was grated for this work . Access to the areas of work will be frorn the paved
driveway, down a side lawn, to be equipped with a stone construction entrance, and restricted to the area

At the March 11, 2026 public meeting,after due discussion and consideration, the NAC C found this
project to qualify as a Small Project Permit and voted unaidmously to approve this project as proposed
under C alega?) `L" subject to COM li .nc e with the-conditions listed below. The prod ect is approve
only as it relates to the Conservation Commission and any and all.Other approvals should be obtained by
the applicant/hol-neowner.

The followiniz conditions are hereby mandated
1. Erosion controls and stone construction entrance, as depicted can the approved plan,must be
installed prior to any work starting.
2. Pre-construction site inspection must be scheduled e with the contractor and..ConsenTatton Dept.

removal is approved by staff.
4. This permit is -\Talid for one (1) year from the date of issuance.
The applicant, homeowner and their contractors are advised that NO other work on the
pro erly is allowed under this *Dermit. The NACC has Jurisdiction over all of the wetlands and
associated 100-Foot buffer zones and 200 Ri-\Terfront Area to the Shawsheen River on site and any work
that in-\Tolves gpound disturbance or changjng the current conditions in these areas will re
permitt-lingwith the NACC. This incluctes but are not limited to house additions, -Dools P.a tiosd,ecks,,
sheds, fences, aarden beds, landscq),ing and brideae installation, tree or veQetat-tion cutttnQ/-oruning. These
