Hello—
Enclosed please find a Variance application and associated documents for the Zoning
Board of Appeals to review. We are seeking a Variance for a double sided, non-illuminated
monument sign. The proposed sign does not comply with the Town's regulations regarding
setback as outlined in Section 195-6.6.G(3) of the Zoning Bylaw, which says a ground sign cannot
be closer than 40' to any property line. We are seeking relief from the Board to allow a ground
sign to be installed 1' from the front property line.
The Zoning Bylaws allow properties within an industrial zoning district to have one freestanding
sign with a minimum setback of 40' from any property line.The proposed sign is a monument
style sign and is relatively low profile—the overall height is 57" from grade, and the area is 36.4
SF. Other than the setback, the proposed sign complies with the zoning regulations specific to
ground signs in this zoning district.
Willow Street is ultimately a big loop of industrial/commercial buildings,traffic is limited to
employees of the various businesses located on that street as well as any customers or vendors
that need to visit the site. The proposed location of the sign allows traffic entering/exiting the
parking lot to see clearly up and down the street. There's no chance that the proposed sign would
obstruct visibility and pose any safety hazard to drivers or pedestrians. The proposed sign is
moderate in size and is similar in size and setback to existing signs along Willow St. This location
sees a small volume of traffic and would serve to identify the property and the associated
business tenants adequately and efficiently without posing any danger or visibility issues.
Ultimately the proposed sign will have minimal impact on the surrounding area, if any at all. The
sign is located in a grassy median in front of the property that is 25' wide. The property line is
setback 10' from the curb, and the sign would be installed 1' behind the front property line—
there would be 11' of setback from the curb line to the leading edge of the sign. The surrounding

area is heavily commercialized/industrialized.The area includes over a dozen other industrial
buildings, most of which also have ground signs that have similar placement to what we are
proposing. The proposed sign will not have any impact on the surrounding infrastructure or
natural environment. The sign itself will not have much impact on the City's economics, but it
does provide exposure and identification of the tenants on site, which is always good for business.
The landlord owns several properties around Massachusetts, and the sign is consistent with those
of other properties under their ownership, giving a sense of uniformity and consistency. Overall,
the Board may grant desirable relief without substantial detriment to the public good and without
nullifying or substantially derogating from the intent or purpose of the by-law.
