The petition of Town of North Andover for(a)property at 1 5urrey Drive(trap 074.0,I'at'cel 0025),North Andover,MA, 01845 in the 12-4 Zoning District,and(b)property at 477 Sutton Street(Map 074.0,Parcel 0024)and 505 Sutton Street (Map 074.0,Parcels 0023,0054),North Andover,MA,01845 in the B-2 Zoning District. The Applicant is requesthg a Special Permit pursuant to'Town of North Andover Zoning Bylaws, Section 195-4.3(J) (Residential District Permitted Uses,Residential 4 District),municipal building or use. The Applicant is requesting a Variance fiom Section 195-7.3 Yards(setbacks),Table 2(Dimensional Requirements),Footnote 2 of the Zoning Bylaws,for one landscape side setback in the B-2 Zoning District to constrict a Senior Center with associated parking spaces. Landscape side setback for Side A proposed is 0.0 feet,the required landscape side setback per Table 2 (Footnote 2)is 15.0 feet,the relief variance needed is 15 feet. The Applicant is requesting a Variance from Section 195-8.5(A)Design Standards(Minimum Setback from Lot Line),of the Zoning Bylaws,for two side setbacks in the R-4 and B 2 Zoning District to construct Senior Center with associated parking spaces. Minimum side setbacks for Side A and Side B proposed is 0.0 feet,the required side setback per Minimum Setback from Lot Line is 3 feet,the relief variance needed is 3 feet. The Applicant is requesting Variances pursuant to']'own of North Andover Zoning Bylaws,Section 195-7.3(setbacks),Table 2 (Dimensional Requirements),and Section 195-7.6(Floor Area Ratio)Table 2(Dimensional Requirements)for construction of 136 multifamily rental units in three buildings. A Variance is requested fiom Section 195-7.3 Yards(setbacks),Table 2(Dimensional Requirements)of the Zoning Bylaws,for one side setback in the B-2 Zoning District to construct 136 multifamily rental units. Side setback proposed is 0 feet,the required side setback is 25 feet,the relief variance needed is 25 feet(Senior Center Side). A Variance is requested from Section 195-7.3 Yards(setbacks),Table 2(Dimensional Requirements)of the Zoning Bylaws,for one side setback in the B-2 Zoning District to construct 136 multifamily rental units. Side setback proposed is 20 feet,the required side setback is 25 feet,the relief variance needed is 5 feet(China Blossom Side). A Variance is requested from Section 195-7.6 Floor Area Ratio,Table 2(Dimensional Requirements)of the Zoning Bylaws,to increase FAR in the B-2 Zoning District to construct 136 multifamily rental units. Floor Area Ratio proposed is 1.2,the maximum FAR is 0.75,the relief variance needed is 0.45.
