On behalf of the applicant, Oliver Enterprises, Inc,, Allen & Mai or Associates, Inc. A&M is
pleased to submit this Impact Statement to the North .Andover Planning Board for proposed.
improvements at the 1429 Osgood Street property.
Community Impact Statement: The Project incorporates the reuse of an existing building that
includes both office and warehouse space. Proposed work includes exterior building renovations
that is consonant with the character of this area of North Andover. The proposed renovations have
been proposed to aesthetically enhance the existing building, especially within the visible
portions of the property. In addition to improvements to the building, site improvements include
aesthetically pleasing landscaping with native species. The improvements will transform this
vacant lot into a welcoming business.
Fiscal Impact Statement: The Project will create an immediate positive fiscal benefit to the
Town by generating property tax revenue. The property has been vacant and unused for years.
The new business will generate tax revenues from the use of personal property and equipment
owned and used by the business operating out of the property. 1n addition, the Project will
generate building permit fees once construction is ready to begin. The project occupants will
utilize dumpsters and private waste removal, placing no additional burden on the Town''s trash
removal services. As the Project is a commercial project reusing an existing building, there is no
associated burden on the school system.or Department of Public Works.
