Each comment is followed by our response in bold. 1: The existing office building on Osgood Street (Lot ) is to remain and the existing b u i Id 1 ngs to the rear of Lot A are to be d e m olished and replaced with the new distribution facility(Lot ). Cornment Response:Noted. 2. Them are two sever pump stations for the proposed development- one for the existing off ice building on Lot A Iaboled Ozzy Properties Pump Station and one for the p ro posed distribution facility labeled New Tenant Pump Station. (Overall Utility Plan, Drawing CU 100 and Utility Plans 1-V, Drawings in U1 01-C 1 ) Commenf Response.,Noted, Pumps are now labeled Lot A Pump Station and Lot Pump Station. t 7 . Both the OzzV Properties Pump Stat[on and the New Tenant Pump Station discharge to a proposed valve vault at the rear of Lot 13 near the two existing force mains to GLSD, then from the vault to the existing force main to GLS . Both force mains are shorn as 2x' diameter which appears small for this application. (Utility Plan raring CU10 #. } Comment Response, Final sizing calculations and discharge connection details to existing infrastructure will he provided upon obtaining local approvals. The above will be included as a condition of approval for Lot B. The location of the two ci tin " force mains from the existing ast grater treatment building are not shown accurately and are difficult to see.(UtilityFlan Drawing CU 10 ) Comment Response: Based on record drawings and field observations,the existing sanitary force main is shown in the correct location. To ensure the location of the lino is accurate, a call out has been added to sheet CU105 which states the following.- "Contractor to performer test pit to confirm the material,size,horizontal and vertical location of the existing sanitary force main prior to construction. 7. The Oar Properties Pump Station is located in the middle of the paved parking lot either under a parking space or in the travelled way, presumably with are access hatch, (Utilfty i Plan 11 -1 ra in U o3) it is recommended that the station be located in a non-pared area not accessible by vehicles. It cannot be relocated to the landscaped area to the west as it is Intended for Snow storage and would be insc m1ble during Winter, Moving the pump station to the landscaped area next to the building would conflict with existing below grade utilities to rernain and the close proximity to the building is not ideal as fumes may be ncrticeable by occupants. 0 Force mains should avoid 90 degree kends, Comment t Response: In the final condition*90 degree bends in the force main will be wielded., ff unavoidable, appropriate fittings and equipment will be installed t ensure operation. f Force mains should have air release valves at any high points and cleanouts at any lover points. k Great Response: Air release vents and cleanouts will be installed at appropriate location in the final design., A note has been added to sheet under the Utilities section reflecting this comment. . Should the Ozzy properties building wish to tie into the proposed Osgood Street gravitV sewer, approximately 900 feet of 8 sewer would be required from the manhole before { the Ozzy Properties Pump Station to Osgood Street via Subdivision Way, Lot D.The invert of manhole SM H-18 before the 0 zzy Properties Pump Station is at elev Lion 33.71. 90 0r feet of ' sewer at a slope of 0,004 f ft would result in an invert elevation of r approximately 30.0 at a manhole In Osgood Street at the polra of tie-in to the proposed municipal sever, (Utility Plan III-Drawing C 1 o ) The road surface in Osgood Street } where the manhole would he located is at an approximate elevation of 46.5. This would require an excavation of approximately 16.5 feet,which would be an acceptable depth for sewer construction at this location to accommodate Ozzy properties by gravity. If this is desirable,, the gravity sewer should be installed at the time the proposed l i tributr`on * Facility is constructed and plugged at the manhole before the pump station. Comment Response: Doted. As design drawings for the public sanitarV line within Osgood Street becomes available,, a gravity line connection from the Ozzy . Properties buil ding Will be considered. Comment Response: loved, A Pump station for the new tenant to tie Into the future public sanitary main within Osgood Street is anticipated. 1 . Should the New Tenant wish to tie into the proposed gravitV sewer in Osgood Street E the future, it is recommended that a force main be constructed from the New Tenant Pump Station to Osgood Street when the Distribution Facility is constructed. (Utility Plan III &IV-Drawings CL)103 & 1 valving and discharge piping within the pump station or s va Ive vault could be configured to accomplish and the corresponding va Ive closed. Comment Response: Noted. Installation of the appropriate infrastructure during the construction of the distribution facility will be coordinated with possible future connections in mind. 13. Assuming the Ozzy Properties Building sewer line to the existing pumpingta`ion must r y i remain to service during demolition of the existing building(s) and construction of the proposed Distribution Facility, several apparant conflicts appear on the drawings a follows: Utility Plan ill-Drawing CU 103—The existing clay sever is not shown from the existing SIGH near D-1 MH-6 200 feet southwest to are existing SMH faint shown, then another 60 feet where it connects to the existing 8"' clay serer} (This can be deduced from information on Drawing gyring VL1 .As a result. there appear to be several conflicts as falfovs: Comment me Response. Due to inaccessible sanitary manholes and gaps in available record data, not all existing sanitary lines were able to be shown with accuracy on the drawings. Further investigation is required t determine the exact location and routing of the existing sanitary service laterals to the ekisting pump station.A note has been added to the sheet CS002 under the Utilifies section which reads as follows: 4 4 { b "Prior to site demolition,the contractor is to confirm the location and # routing of all sanitary line penetrations for the buildings to remain on Lot A,known as buildings 20 and 21.A document shall then be prepared by the engineer of record which identifies a method to provide active an�ta r services o buildings 20 and '1 throughout opt the construction process.If the existing sanitary network is to be utilized throughout the demolition and construction phases shall be identified.
