The Emergency Readiness Plan is required by condition #76 of the Site Plan Review Notice of Decision for Lot A. Following our submission of a draft ERP to you on May 18th, we received comments requesting additional information about operation and maintenance of the pump station and associated generator. Regarding the generator, it is tested automatically once each week, and Ozzy Properties has an agreement with PowerUp for semi-annual preventative maintenance servicing. Additionally, on- site facilities maintenance personnel monitor generator run times and the building's Builidng Maintenance System monitors battery strength. Ozzy Properties also implements rodent control at the generator. Regarding the pump station, Ozzy Properties will be engaging Williamson Pump to perform semi- annual preventative maintenance on the pump station. That work will include visual inspection of the pump chamber, control panel and level transducer l float switch, recording or incoming voltage and amperage when running the pump motor, confirmation of that circuit breakers and alarms are functioning properly, inspection of pump grinder rings and cutter impeller, visual inspection of discharge assembly for leaks, and photo documentation. Additionally, we have edited the Emergency Readiness Plan to specify that septage haulers need to be permitted by the town's Health Department. The pump station is designed to avoid interruptions in service with the following provisions: Redundant (duplex) pumps— pumps alternate with each pump cycle. In the event of a pump failure, an alarm is.triggered and building operation personnel are notified so that the.failed pump can be serviced, repaired or replaced. Until the.failed pump is serviced, repaired or.replaced, the second pump will keep the facility in service... Emergency generator-- in the event.of a power failure, the pump station will remain operational, powered by the emergency generator. 2. Procedures. if pump station is inoperable: ■ In the event the pump station is inoperable (both pumps fail, a power interruption..and emergency generator failure, a failure in the sewer force main on site, or any.other issue preventing operation of the pump station), a high water alarm is triggered and building operation personnel are notified through the Building Management System. In the event that the duration of the pump station being inoperable results in the storage volume of the pump station wet well being exceeded, a 15,000 gallon overflow tank has been provided to allow for the temporary storage of sanitary sewage. The 15,000 gallons of storage represent approximately 24 hours of an average day's sanitary sewage discharge from the existing facility serviced by the pump station. • In a case where the high water alarm is triggered and the pump station is determined to be inoperable, building maintenance personnel shall monitor the level of sewage in the overflow tank. If the sewage level in the tank reaches 1/3 of the depth of the tank, the building maintenance personnel shall call a septage hauler permitted by the town of North Andover Board of Health to come to the property pump, out the tank and transport the sewage to a disposal facility.
