HomeMy WebLinkAbout33 Woodlea Road - NACC #364 Small Project Approval - Permits #NACC #364 - 33 WOODLEA ROAD 5/27/2026 CONSERVATION DEPARTMENT Community& Economic Development Division Alexander Berry Wolfpack Builders 6 Pilgrim Road Chelmsford, MA 01824 June l, 2026 33 Woodlea Road,North Andover In-Kind Deck Replacement Conservation Conditions of Approval,NACC #364 Pursuant to section 4.4.2 of the North Andover Wetlands Protection Regulations, the applicant Alexander Berry, on behalf of the homeowner Shui-Qin Wei, filed for a Small Project Permit application under Category "B", for work proposed at 33 Woodlea Road, North Andover. The work involves: The applicant seeks approval under Category "B" for in-kind replacement of an existing rear deck - dimensions 14x10, with stairs at 4x7. Conservation staff verified the deck is outside the 50' NBZ (-63' as measured by the Conservation Administrator). 3 new footings will be installed. All work will be done by hand. Dumpster and materials will be stored in the driveway During the May 27, 2026 the North Andover Conservation Commission (NACC) found this project to qualify as a Small Project Permit and voted unanimously to approve this project as proposed under Calegog `73"for "in-kind replacement of existing decks regardless of size" outside the 50' NBZ, subject to compliance with the conditions listed below. The project is approved only as it relates to the Conservation Commission and any and all other approvals should be obtained by the applicant/homeowner. All work shall conform to the following: RECORD DOCUMENTS: Small Project Filing Including: ® Application Checklist with supporting narrative and attachments, stamped received May 11, 2026; • Deck plans & annotated as-built plan showing existing deck. The following conditions are hereby mandated: CONDITIONS: 1. Erosion controls shall be installed prior to work at Conservation staff direction. 2. A pre-construction meeting with contractor and Conservation staff shall be scheduled to review erosion controls and review project scope. 3. A post-construction meeting with Conservation staff shall be scheduled to verify compliance and approve removal of erosion controls upon stabilized ground conditions. 4. This permit is valid for one (1) year from the date of issuance. The aPplicant, homeowner and their contractors are advised that NO other work on the property is allowed under this permit. The NACC has Jurisdiction over all of the wetlands and .associated 100-1ioot buffer zones and 200 Riverfront Area to the Shawsheen River on site and any work 33 Woodlea Road—Small Project Permit Approval Category B Page 1 of 2 that involves ground disturbance or changing the current conditions in these areas will require permitting with the NACC. This includes, but are not limited to house additions,pools,patios, decks, sheds, fences, garden beds landscaping and bridge installation tree or vegetation cutting/pruning These activities shall be held to the current standards under the Bylaw and WPA.** Should you have any question or comments regarding the contents of this letter,please do not hesitate to contact the undersigned at 978.688.9530.
