Meeting Minutes — May 6, 2026
Present: Ron Rudis (chair), Jim Wefers, Stan Limpert, Anne Lafond
Absent: Jay Dowd
1. Meeting called to order at 5:02 pm.
2. No public comments.
3. Correspondence:
• Holt Association invitation to monument dedication.
• Letter from Mass. Historical Commission confirming demolition of 400 Great Pond Rd.
4. Old Business:
a. Scholfield Mill Evaluation:
• An architectural firm has been selected: Spencer Preservation Group/Preservation
Architects
• Kickoff meeting occurred April 28; discussed who the vendor should contact from the
town, Historical Commission, and Historical Society.
• The vendor introduced the three people who would be most involved in the evaluation.
• No schedule or explicit next steps were discussed.
• Andrew Shapiro is the town representative coordinating the project
b. 169 Chestnut St. Subdivision: CPA application to buy two lots on the Colonel Fry house was
rejected by the CPC; CPC rejected the proposal due to the lack of partnership with a
conservation organization and the high price of the land; Property has been broken up into four
lots: one with the house and one with the barn.
c. Historical Preservation Plan Tasks:
• Design Guidelines:
- One quote was received back from Heritage Strategies (the same company that did the
historical preservation plan).
- The quote was for$35,000.
- $20,000 was budgeted for design guidelines.
- The plan is to go back to Peter Benson first and ask what they can do for $20,000.
- Options: use Macris funds; look for other funds.
• MACRI S RFP:
- Quotes for the Macris project are not due back for a couple of weeks.
- Heritage Strategies will not respond to the Macris project.
4. Other Business:
a. New town planner. Samantha Carr is the new town planner, replacing Zach Melcher. She has
suggested some items from the Master Plan with which she could help.
b. Stevens Estate Carriage House Door Replacement:
• They are looking to replace a door at the carriage house. The current door is 6 foot 10
inches. They could replace it with one that's 6ft 8 inches, which would be significantly
cheaper, or 6ft 10 inches, which would be the same size as the original. It requires
approval from the historical commission.
• Motion: approve both the 6' 8" and 6' 10" doors so they can choose.
• Lafond made the motion, seconded by Limpert. Aproved4-0.
5. Lafond made a motion, seconded by Wefers to approve the April 1, 2026 meeting minutes.Approved 4-
0.
6. Meeting adjourned at 5:33 pm
